Been noticing young girls constantly posting photos of themselves every day.....I was reading an article about this being a serious issue and how that it seems girls need this outlet to gain self esteem....the article talked about how true self esteem is based on who we are in Christ...God loves us all the same and we should not worry so much about what others think of us to the point we think of nothing else but the need to gain attention. It was an eye opening article about how we should be spending more time loving others which in turn builds our self esteem the Godly way. I read another article about how girls and women who post provocative photos of themselves (it was written by a man) caused the man's emotional side to shut down and instead caused them to see the woman as more of an object instead. 10 Things Every Buyer Should Think About When Purchasing A Home

Happy Monday to all of you! I hope you had a fantastic weekend!

There have been so many times I wanted to write a book after listening to my clients, past clients, fellow Realtors, family and friends regarding the in's and out's of buying a home from the lending process all the way through to the closing. Some of the stories are infuriating while others were laughable and I have to say that my own personal experiences have included a wide array of emotions. Don't you wish you had a magic wand you could wave and all experiences regarding the home buying process would go just perfect? After all these years of running my own business I realize that most of the concerns, aggravations and pitfalls could be avoided when we take just a bit of time to educate ourselves and listen to those who have the experience to help us.

Here are just a very FEW of the things you can do to make your home buying experience the best it can be:

1- If you do not plan on STAYING PUT for at least a few years then home buying may not be for you and renting may be your best option. It is likely you will lose money if you choose to sell too soon.

2- Do NOT even think about looking at homes until you have made sure you are credit worthy. Without a preapproval you are wasting your time and getting your hopes up without having any idea as to what type program you can do, how much you can ask the seller to pay on your behalf in closing costs, how much you can afford in a payment, if the home qualifies for the type mortgage you can do, how much you will be required to put down if any,. There are many different types of programs and you must know which one you qualify for before viewing homes. I cannot tell you how many times a potential buyer has called and they have been searching for homes for months and have no idea of their purchasing power and many times they could not buy at all because they had no idea how bad their credit really was. It is IMPERATIVE to talk with a lender FIRST prior to viewing homes. It could take many months to get your credit to where it needs to be before you will be approved for a loan.

3- Make sure you have some money SAVED. Going into a home buying situation with absolute no funds is opening the door to disaster later down the road. Once you go under contract on a home you will want to conduct inspections such as a home inspection and termite inspection etc....The lender will also require you to pay for an appraisal on the property so at the very least you will need several hundred dollars and that is only if you can do a 100 % program. If you do not qualify for a 100 % program then you will likely be required to do an FHA or conventional loan and you will be required to pay a minimum of 3.5 % of purchase price down or more depending on your credit score. Making sure you have some funds saved prior to purchase will give you peace of mind and make your home buying experience much less stressful.

4- Do not PUSH your affordability range. Buy within your means. Only you really know what this is. Do not allow the lender to push you into a price range that you are not comfortable with. Learning to live within your means allows you the comfort of knowing you can spend time with family doing other things besides spending it all on a mortgage payment.

5- If you have children or plan to have children school district may be very important to you. Do not forget this when searching for a home. Interviewing the schools may be a very important part of deciding where you really want to live.

6- NEVER go it alone. Always hire professionals to help you when you plan to purchase a home. Experience does matter and hiring an experienced BUYERS AGENT is invaluable to you from the loan process all the way to inspections, title search, walk through and closing. There are many issues to deal with during the home buying process. Don't even try to do this alone.

7- Have your BUYERS AGENT provide you with comparable sales on any and all properties you are interested in so you know that the home you might purchase is well worth the investment. Buying a home that needs work in an excellent neighborhood is a great investment. Buying a home in a declining neighborhood in excellent condition at a premium price is not.

8- ALWAYS ALWAYS ALWAYS conduct at minimum a home and termite inspection. This is a very small price to pay for peace of mind. Regardless of whether the property is being sold in all as is condition or not this will give you the information you need to make an informed decision as to whether you feel you can proceed with the purchase and will go in with your eyes wide open knowing the things you need to address.

9- Plan for the future. Do not purchase just a house. It should be a home to you. Think about YOUR lifestyle and how you live your life each day. Do not allow your family and friends to dictate to you what that should be. Examples: You know you shouldn't buy a home with a huge yard to maintain in a restricted neighborhood if you are never home to maintain it or cannot afford someone to maintain it for you, a large kitchen is a big deal to someone who loves to cook so don't settle for a tiny kitchen, if you have trouble climbing stairs already and find a good deal on a 2 story that does not mean you should purchase a 2 story unless it has a master on main level, you find the perfect home but it is an hour drive to work- only after a few weeks you will tire of this drive, do you desire to live close to shopping and amenities or is it important to you to live in a rural non restricted area?

10- Be DETERMINED. Buying a home is one of the most important things you will ever do for yourself and your family. No matter what you do PAY YOUR MORTGAGE on time and pay extra payments if you can to pay the mortgage down as quickly as possible. Do not allow your wants for material things outweigh your desire to be DEBT free. To struggle for the RIGHT things is to be commended and applauded. Do not allow yourself to get caught up in going into debt for things that do not bring added value to your life.

Happy Sunday to all of you!

Just reminiscing and thinking how my Dad went to be with the Lord many years ago at age 52. Thanksgiving was the last meal we had together as a family because he passed not even 2 weeks later prior to Christmas. Even though this time of year is filled with thoughts of our times together while he was alive I know he is watching from Heaven and is so proud to see that many prayers have been answered in our family just this year and we truly have something to be thankful for! Dad, We will see you again soon!

I was also thinking that life is so very short and that if there is any one person in our lives who we need to make things right with we should do so before it is too late. We will all regret the things we did not say while our loved ones are living. We all have regrets regarding this issue I am sure. So many of us get our feelings hurt and clam up and let pride get the best of us but until we make it right it only hurts us in the end.

Why not make this the best holiday season ever! Let us make a concerted effort to turn this Thanksgiving and Christmas into an unforgettable holiday of remembering those most important to us and make them know and feel our love from the bottom of our hearts. Sometimes we might say to ourselves it doesn't matter things won't change anyway but it matters to God and He knows the intent of our hearts when noone else does. We never know how our kindness may change a life forever.

Just as I am in deep thoughts about my Dad and how things might have been different and how my relationship with him should have been better than it was I am also thankful I know where he is and that I will see him again someday.

Let's all work on making our relationships the very best they can be and don't wait until it is too late!

I love my buyers and sellers! I enjoy all aspects of the real estate business but the most enjoyable is seeing buyers find that "perfect" home and see their faces at signing when the realization hits them they are truly homeowners and no longer tenants. It is so special and meaningful and still after all these years I get a thrill over this experience with them. I also love it when I take many hours and sometimes weeks and months to market a home and the home starts showing and a contract is signed and at signing those sellers can go on to the next exciting phase of their lives. I enjoy this part of my job most.

There are many many issues behind the scenes though that are not quite so enjoyable and if you could hang with me for a few weeks you would see and know how difficult the last couple of years have been. If it were not for my buyers and sellers and God's grace, staying in the real estate profession might not be so attractive.

Here are some things that I would like all my buyers and sellers to read and remember and communicate with me regarding. They are listed below.

If you have any questions never feel embarrassed or awkward asking them. I would much rather you be frank and honest keeping the lines of communication open. I want to answer your questions. I stay very busy and sometimes I may come across as too busy. I promise you I do not mean for you to feel that way. I have always been a person of action and can rarely be still. This absolutely does not mean I do not have time for you. It means I am busy which is a good thing. Talk to me about anything. I want to be there for you.

If you prefer a phone call to an email let me know at list or buyer signing. I am an email freak. I love email as it is the very best way for me to keep records and not forget something. I am out and about during the day and having that paper trail truly helps me out but if it is not your comfort zone let me know. I must make a note to call instead of email you.

If you want changes to your photos, write up on your home or any other features regarding your home I am open to all your ideas and suggestions. This is your home and I want to do the very best job I can. All of our ideas compiled together is a great thing. No one person has all the great ideas.

If you get behind on your payments NEVER be afraid to let me know. There are things we can do to help you regarding this issue. Do not move out of your home and call me! I can help you plan and make the best decision for your particular situation. I need to know when you think you are getting into financial trouble to be the best help to you however if you already are behind I still can help. Let me know regardless.

The facts are that many of us paid much more for our homes than the home is now worth. It is truly discouraging. I know your pain as I also have been there. If you need my help is assessing your current situation I do not charge you a dime to do a full and complete marketing analysis of your home. I find that many times those trying to sell their homes on their own have no idea what their home truly is worth in today's market. Almost always they have their homes priced way above what they will ever be able to net.

New buyers many times tend to want to go it alone for many weeks or months thinking they will just look for homes on their own. This is a complete and total waste of your time. Due to all the many changes over the last couple of years it is imperative that you do everything possible to get your preapproval process taken care of first thing. There are many questions to be answered prior to you viewing homes. I cannot tell you how many buyers I have worked with who thought they were fine who were actually several months from being able to buy so the absolute most important thing for you to do is talk to a lender to have them guide you. This is not only a waste or your time and others but it is also a huge disappointment. There will be things the lender can tell you that will be invaluable to you such as how much can you really afford, how much can you ask the seller to pay on your behalf towards closing costs if you cannot pay yourself (this can cost several thousand dollars), how much down payment will you need if any, how much out of pocket expenses can you expect to pay, what type loan are you doing (some loans are only for certain homes, home condition and area come into play) and more. Getting your preapproval upfront gives you peace of mind, gives your Realtor peace of mind as they will know which homes to show you that meet your specific needs and are not shooting in the dark, the seller is much more likely to work with you once you have your preapproval letter, most sellers these days will not even look at an offer without a preapproval and I could go on and on here. Preapproval first , sign a buyers agent to represent you and start looking with peace of mind!

I could go on and on as there are just so many more topics I could discuss but will stop for now....I think you get the fact I really want you to communicate with me and let me know what I am doing right or wrong. I want to improve each and every day and I want you to find the "perfect" home, your transactions to be as stress free as possible and all of you to be able to follow the path that God has for you.
