There are many many issues behind the scenes though that are not quite so enjoyable and if you could hang with me for a few weeks you would see and know how difficult the last couple of years have been. If it were not for my buyers and sellers and God's grace, staying in the real estate profession might not be so attractive.
Here are some things that I would like all my buyers and sellers to read and remember and communicate with me regarding. They are listed below.
If you have any questions never feel embarrassed or awkward asking them. I would much rather you be frank and honest keeping the lines of communication open. I want to answer your questions. I stay very busy and sometimes I may come across as too busy. I promise you I do not mean for you to feel that way. I have always been a person of action and can rarely be still. This absolutely does not mean I do not have time for you. It means I am busy which is a good thing. Talk to me about anything. I want to be there for you.
If you prefer a phone call to an email let me know at list or buyer signing. I am an email freak. I love email as it is the very best way for me to keep records and not forget something. I am out and about during the day and having that paper trail truly helps me out but if it is not your comfort zone let me know. I must make a note to call instead of email you.
If you want changes to your photos, write up on your home or any other features regarding your home I am open to all your ideas and suggestions. This is your home and I want to do the very best job I can. All of our ideas compiled together is a great thing. No one person has all the great ideas.
If you get behind on your payments NEVER be afraid to let me know. There are things we can do to help you regarding this issue. Do not move out of your home and call me! I can help you plan and make the best decision for your particular situation. I need to know when you think you are getting into financial trouble to be the best help to you however if you already are behind I still can help. Let me know regardless.
The facts are that many of us paid much more for our homes than the home is now worth. It is truly discouraging. If you need my help is assessing your current situation I do not charge you a dime to do a full and complete marketing analysis of your home. I find that many times those trying to sell their homes on their own have no idea what their home truly is worth in today's market. Almost always they have their homes priced way above what they will ever be able to net.
New buyers many times tend to want to go it alone for many weeks or months thinking they will just look for homes on their own. This is a complete and total waste of your time. Due to all the many changes over the last couple of years it is imperative that you do everything possible to get your preapproval process taken care of first thing. There are many questions to be answered prior to you viewing homes. I cannot tell you how many buyers I have worked with who thought they were fine who were actually several months from being able to buy so the absolute most important thing for you to do is talk to a lender to have them guide you. This is not only a waste or your time and others but it is also a huge disappointment. There will be things the lender can tell you that will be invaluable to you such as how much can you really afford, how much can you ask the seller to pay on your behalf towards closing costs if you cannot pay yourself (this can cost several thousand dollars), how much down payment will you need if any, how much out of pocket expenses can you expect to pay, what type loan are you doing (some loans are only for certain homes, home condition and area come into play) and more. Getting your preapproval upfront gives you peace of mind and gives your Realtor peace of mind as they will know which homes to show you that meet your specific needs and are not shooting in the dark. The seller is much more likely to work with you once you have your preapproval letter. Most sellers these days will not even look at an offer without a preapproval. So to sum it up; Preapproval first , sign a buyers agent to represent you and start looking with peace of mind!
I could go on and on as there are just so many more topics I could discuss but will stop for now....I think you get the fact I really want you to communicate with me and let me know what I am doing right or wrong. I want to improve each and every day and I want you to find the "perfect" home. I want your transaction to be as stress free as possible and all of you to be able to follow the path that God has for you.
