Prepare Your Home For Sale

TGIF! What a nice day and a nice weekend ahead. I hope you spend time enjoying your family and friends!

Below find tips on preparing your home for sale! These are excellent tips and I cannot stress enough as I have in previous articles how important it is to prepare and stage your home before placing on the market. With so many homes to choose from and many in excellent condition to include foreclosures who have wised up and started preparing their homes for sale as well homeowners no longer can just "put their home on the market" and expect it to sell without the following items being addressed. If your home is dirty, unkept, cluttered, full of color instead of neutrals, has repair issues, is dated and out of style, has grown up shrubs and an unkept yard, debris in and around yard, overcrowded rooms which makes home look small etc....then you truly do NOT need to put your home on the market until these things have been addressed or at least as many of these things as you possibly can. If you truly do not have the ability, time or money to do these things then a much lower price is in order or you will not sell your home. Think about time on the market, how much money you could have saved by doing most of these things causing your home to sell quickly rather than months even years down the road due to you not being willing to hear what is actually going on in this market.  Take time to learn, listen and leverage yourself so that when you do put your home on the market you can rest easy you have done what is necessary to be ahead of the market knowing your home is soon to say SOLD.

    Offend or Make a Difference

    Happy Thursday to each and every one of you! I hope you have something fun planned for this nice weekend coming!

    I am going to vent a bit today. As most of you know I am a regular on Facebook and I commented on someone's post in agreement with them but then that person's family member jumped into the conversation to tell anyone who is not doing exactly right, witnessing the way they should, and basically anyone who is not perfect to NOT comment on her post. It was quite frankly the opposite of what this person was trying to portray I know but yet it came across as callous, unfeeling and quite pious for in actuality there is no such thing for we are all human and it is not possible.

    I am unworthy and have made many mistakes yet it is so called "Christians" many times who choose to never let you forget and remind you that your words and your actions are of no importance or consequence....just don't post on my wall if you are not perfect they tell you...well I am NOT perfect but I AM perfect through Jesus Christ and by His grace I am forgiven.  If you are a committed Christian doing all you can to win the lost and you are witnessing etc...then you can talk to me is what I took away from that post. WHAT? What kind of Christian is that? How is it that anyone would hear you after that comment? They are doing exactly what they were accusing others of doing; allowing issues to interfere with the true purpose we are all here for and that is to show the love of God to all people at all times. That is a tall order to love others at all times but He commands us to. I got very offended by this comment as it hurt my feelings tremendously but then again I am not even sure it was directed at me but if I felt that way it is also likely someone else will feel the same way.  I should not have gotten offended but human nature set in. By getting offended I was not being the Christian I should be. God forgive me.  I am being honest.

    I could pick on this family and say you don't dress the way you should as I have seen some rather revealing and tight clothes be worn, suggestive talk and photos posted etc....which someone could say is not appropriate for a family who claims to be doing all they can for Jesus especially in the circles that they were brought up under. I was brought up the exact same way.  That is NOT my business and I would never give out their names or talk about them to anyone. This is not my place. Those types of things are between them and God. I grew up under bondage ....a bunch of don'ts!  It is NOT my place to be the dress police. But as I have found out myself from experience if you are going to point your fingers at folks you better be walking the walk and talking the talk and remember you have four fingers pointing right back at you.

    If we each got up every day and purposed in our hearts that if what we have to say will not be helpful and build up a person, and if not then refuse to speak at all, this world would be a much better place. Our job is to plant a seed and let God do the rest. God knows each of our hearts and sometimes we think it is ok to judge and assume me know what is in each other's hearts but truly only God does. If we love others the way He loves us there would be NO strife, NO fighting, NO sorrow and NO hurt. There would be JOY, PEACE and HAPPINESS! We may at times have to be scolded gently but if it is done in the right manner it is well taken. I know this is practically impossible as we all are human but we should be striving to be like Him. We are to die daily and walk in His footsteps.

    I love this particular family I was referring to dearly and they are doing a GREAT work for God and I am certain it was not meant the way I took it. I just wanted to blog today about the fact that a person will never ever forget how you made them feel. Help us all to remember that in our daily conversations. Satan used this to try and ruin my entire day.

    The devil uses every excuse to get folks to stop serving God. Help me to not be the person that Satan uses causing anyone to get discouraged and walk away from you Lord and help me to treat others the way You would treat them. Help us never to give up on anyone and love them so that they see the true meaning of Christianity and how much we want to see them in Heaven with us someday.

    Fear and Procrastination

    Fear and procrastination. Procrastination and fear. Once fear and procrastination get a hold of us it is very difficult to break free. These are called the destructive duo. They squeeze the life out of your creativity and leaves you filled with doubt and confusion. You start to question your abilities and then slowly but surely you become ruled by your fears and you start putting things off.

    Many of us spend most of our lives dodging the things that we are not comfortable with whether it be a difficult person , growing our business and taking the necessary steps to take it to the next level,  putting more time into studying and learning furthering our education, getting out there and prospecting meeting new clients, building our reputation in the business, networking making new contacts and so on. The fear of failing is real and it can warrant us completely lifeless taking hold and choking our creativity.

    How do we turn fear into something positive? We must realize that fear is only an emotion and our emotions can and must be controlled. Anything we fear can be confronted and once you realize this and you do, it empowers you to confront the next fear and the next fear and the next fear etc....it is call ENERGY or some call it FUEL. We have the energy we need to turn fear into something productive. Instead of allowing fear to overcome us and stagnate us we can look fear dead in the face and challenge it and say " I can and will do it" and guess what you will. Each and every time you say and do this the next time you must confront a fear it will get that much easier and empower you for the next challenge.

    We must realize that those things that we fear and put off should be at the TOP of our to do list each and every day. Once you have conquered those fears the rest of the day is handled with confidence and ease. Successful people have this very habit day in and day out. They refuse to allow negativity to control them and they tackle those things they like least first and the energy they feel from doing so keeps them pumped up for the rest of the day! It is empowering. Couple these things with a complete trust in God and you cannot lose. You only win. Sure we may have setbacks but so what? Those who are not making mistakes are not doing anything at all.

    God help us to take on with your help all those things that cause us anxiety and fear and make us want to procrastinate. Help us just to trust you and go ahead and jump in with both feet and handle those matters first each day that need to be taken care of so that we can complete the day knowing we have done our best.

    Prioritize and Make Your Loved Ones Happy!

    Good Monday morning and the calm before the storm perhaps?  I keep hearing different things so not sure what the weather is going to be doing this week. I hope each of you have a wonderfully joyful and prosperous week regardless.


    I spent yesterday in Charleston at the hospital visiting my brother in law who had brain surgery for a brain aneurysm. I watched his dear wife agonizing and worrying even though she was much better yesterday than in days previous and my heart went out to her.  I thought how we all just go about our day to day lives living as though the people in our lives will always be there putting off the things we know we should be saying to them and doing with them in lieu of "doing". Although we must accomplish the day to day chores of life, we do the laundry, we do the cooking, we do the cleaning, we work on our computers making our social contacts and work contacts, and we read and respond to our emails, we must also make sure we are taking time to make each person important to us feel as though they truly matter and spend quality time with them. We should put the cell phones away and refuse to answer during our special times with our loved ones. I am so used to being "on call" in real estate and it is quite frustrating for the rest of my family that at any given moment I will be off to answer a call. Our own personal hobbies and our commitment to our jobs are ok but it should not be all consuming as to make our spouses or children feel neglected. Balance is what we must achieve.

    Help me God to be the person that I should be. Help me to love others the way you love me and help me to make each person feel loved and appreciated. Help me to seek balance in my life and put aside those things that are cluttering up my life. Help me to organize my life in such a way to put those things of highest importance on my "to do" list each and every day and those things that can wait are to be put on the "when I get time" list. 

    I just had this thought this morning and wanted to share it with you. I want to pledge in my heart to make a concerted effort to give each person I am with my undivided attention making them them "special" and not like they are just an afterthought who I just have to fit into my schedule.

    Ulterior Motives

    Good Friday morning to all of you! I know that for many this is the start of a great weekend while others of us will be working.  Either way I wish you all an awesome weekend spending time with your loved ones. I will be working but I am very thankful to be doing so!

    Have you ever been left to feel as though you had been used and abused by a "friend"?  Have you had thoughts that this person had ulterior motives and was not quite genuine? I think we all have felt this way from time to time and maybe we have made someone feel this way ourselves. How did it make you feel?

    I was thinking about friendships and acquaintances I have had over the years and realize that true friendship is very hard to come by. A real friend is there for you whether you are having them over for dinner or you are not up to the task, whether you are well and the life of the party or sick and in need of encouragement, whether you will do as they ask or you feel it is not in your best interest to do so, whether they agree with you and your philosophy or disagree and I could give many more examples. 

    Real friendship is rare indeed for to be a real friend is a selfless act and we are all truly selfish by nature. I was just allowing my thoughts to wander this morning and just started thinking God help me to be the friend that I would want to have. Help me to be genuine and love others the way You love me. Help me to love unconditionally. That is a very tall order for us but God commands it. He says if we do not love others we cannot love Him. Everytime we encounter someone we should not be asking ourselves what is in it for me? We should be asking ourselves what can I do to make this friend feel important? What can I do to make sure that every act I take toward this person is true, honorable and loving? Anytime we do anything that demeans another human being it is wrong.

    As we go about our day to day lives help us God to be ever conscience of the feelings of our friends and family. Help us to stop and make time for them. Help us to make others feel loved, respected and cared for not only for our growth but for the sheer joy of pleasing others as it pleases You.

    The shell must break before the bird can fly

    Happy January 19th to all of you. Can you believe we are well into the first month of the year? Wow!


    I was just thinking about how so many of my friends, family and acquaintances and myself included fine excuse after excuse for not doing exactly what they should be doing in life that would truly make them happy.  Every single person is here for a reason and has been given a God given talent and He expects us to use that talent.  I am not saying that I always do this because I certainly do not. There are many things I used to do on a regular basis that I absolutely love and miss very much. Now I seem consumed with making a living and sometime the things you "love" to do get put on the back burner. Don't get me wrong. I love what I do in real estate. I love being able to help sellers market their homes and buyers find their perfect place to call home. I get just as excited today as I did when I first started in this business. When a family finds exactly what they have been looking for and I see the smiles on their faces it is worth all the hassles that sometimes are involved in the purchase or sale of a home. I know I was meant to do this because I am passionate about it and the wonderful people I represent but I also know there are other things that God intends me to do.  Sometimes we are scared to break into a new line of work or begin a new avenue showcasing a specific talent or reach out to a new friend etc....there are so many things that could be holding us back from doing what we should and unless we break free of our shell we have built we will never know true happiness and fulfillment. Fear of failure does it for most of us. The awesome power of this statement is amazing: When you are doing what is your passion you forget to be afraid. When you step out by faith doing what you absolutely love your shyness and fear subside into the background. I love to play the piano and you can ask anyone who knows me and has heard me play that when I sit down I go to another world. I started playing when I was 8 years old and drove my parents crazy. I practiced and practiced and practiced. I only took 3 months of real piano lessons in my life. Other than that I am a self taught pianist. That can only come from having passion. This is a God given talent. I have a nephew who followed in my footsteps and watched me when he was just a little boy and now he sits down and allows his complete enjoyment and love be fully enjoyed by those around him. This little boy who was totally shy and backward now plays piano for his church and you cannot keep him away from a piano anywhere he is because it comes from his heart and soul. He has found his passion. He is also self taught. What comes from the heart and soul shows forth as a complete gift from God. Everyone who watches someone living their passion is completely drawn in by them because they know they  have something so amazing and real that cannot be bought. What comes from the heart shows forth in our mannerisms and lifestyle in such a way that others want to know what it is that you've got.


    What is your hidden talent? What is it that God wants you to share with others? When you are so wrapped up in what you love to do that you forget to be afraid and break the shell that is preventing you from flying you will be on your way to complete happiness, joy and fulfillment as well as making alot of folks very happy!

    Improving Credit Scores

    Happy Tuesday to everyone! I hope you all have a very productive week!

    I make contacts with many people on a regular basis and I get asked about how to restore credit a good bit. Doing everything you possibly can to build your credit scores is very important but many of us are never taught the importance of this till it is too late. Time and time again I have been presented with those who have allowed their credit to be ruined sometimes by simply not paying a $30 bill and allowing it to go to collection. Why would anyone allow something so small to ruin their credit? I have had every reason under the sun. I have had folks say well it wasn't my bill and I am not paying it, they didn't treat me right so I am not paying it, I don't feel like I should have to pay it because their service was lousy etc....To allow a small bill to ruin your credit is quite ridiculous you might say but many really just did not think about the consequences until it was too late. Seems we teach alot of what kids don't need yet we leave off the very important lessons of finance and responsibility. It is a totally different story however if you lost your job, got sick or had an accident and you just could not pay your bills any longer and that is not your fault. Sometimes things do happen that cause us to have to just start over again.  Whatever the reason it is very important for us to educate ourselves as to what we should be doing to build our scores and keep our credit rating as good as we possibly can. Personally I wish we didn't even have this type of credit rating system because I feel it is full of flaws and promotes an unhealthy lifestyle burdened by debt. I love what Dave Ramsey says, " Act Your Wage "! If all of us started doing that we would live much happier lives. We do not have to live in a home that is much too expensive for us and it is ok to just say no and live within your means. I know! I am the strangest Real estate agent you will ever meet as this lady will not push you into a home that you cannot afford.  Life is much too short to spend every waking moment worried so purchase your home but be wise about it and make it something you can comfortably afford.

    Living With Pain

    Good Morning ! I hope this Sunday finds you excited about going to church and meeting with God! Hopefully sunshine and higher temperatures will put a smile on our faces as well! Enjoy your day!

    There are many of us who are facing some type of physical, emotional or spiritual pain almost on a daily basis. In my own personal experience I have experienced pain in all areas but more recently the physical and emotional seem to have gotten worse while the spiritual is better and at times past it was reversed. Anytime we are faced with physical pain when we are used to being very active and without health issues it can cause depression and also affect us emotionally which if we are not careful leads to spiritual problems. Only God knows the reasons we have to go through what we do but I do know that all things work together for good to those who love God. He has a purpose for each of our lives and wants us to love him and serve Him giving him all the praise and glory in our lives. This is hard when we wake up and go through the day in physical pain, when we fight past and present demons and problems and worry about what the future holds for us. Just the day to day worries of so many different things such as loss of jobs, loss of loved ones, illness, misunderstandings and conflicts can literally make us feel drained and depressed if we allow ourselves to dwell on these things.

    In order for me to cope with the struggles of life I must rely on God with prayer and praise or I couldn't make it. Without a deep faith I would not be able to handle the physical, emotional and spiritual assaults on my life. I am very thankful I can turn to Him and He is always there for me. I can crawl under His wings and feel totally secure and protected from the troubles and trials of this life. This is how I can be truly joyful no matter what battle I am facing because I know that someday there will be no more pain, no death or separation from our loved ones, there will be no misunderstandings and hurt feelings, there will be no more loss of jobs and doing without because we have no funds, there will be no more sickness in myself or sick family members or children to worry over for ALL will be perfect.

    I am looking forward to that perfect day of total rest and peace but until then I will keep fighting, I will keep moving forward praying and encouraging those around me. Until I breathe my last breath I want my children, family and friends to know that I never gave up. I may not know exactly what the future holds but I do know Jesus is holding my hand through it all and with that knowledge I can sleep secure and walk confidently forward.

    For with God all things are possible!

    Taking Inventory of Our Lives

    Happy Saturday to all of you! The sun in shining and it is a bit warmer and that is GOOD news! I love the snow but we need a break for a few days at least.  I really am surprised at how many back roads are still covered in ice and snow. Be careful out there.

    This morning I have been thinking about alot of things and how we all make mistakes that can affect us sometimes for the rest of our lives if we allow it. I think that it is good to reflect but not dwell and try and not repeat the mistakes of the past. I think about dear friends who for one reason or the other have slipped away and realize that I must take some of the blame. Sometimes we allow things to build up inside of us and instead of taking care of the matter right then and there which is really what we should do we just hold on to each and every little thing that has hurt us until one day we just blow up and then say things we truly regret in anger, hurt and bitterness. I think about family members and friends who spend so much time living in the "negative zone" that they have absolutely lost their joy and passion for living. I think about the reasons we were put on this earth and how we are sadly falling short of what God intended for us to be doing as human beings. I think about how truthfully some relationships, activities and anything that keeps us from growing are better out of our lives while others need to be salvaged and fought for. How much are we harboring that needs to be dealt with?  If anyone or anything is standing in the way of continued growth it must be dealt with for us to be fully whole and successful. Success is not about the money it is about making a difference in the lives of those around us. If our service to others is given freely without expecting anything in return I believe God is happy with this and will bless our lives. If however we have a hidden agenda, spend time using others or taking advantage of them in any way, say hurtful and demeaning things to somehow make ourselves look better I truly believe we will reap exactly what we sow. It may not happen today but eventually we will all pay for our mistreatment of others. We are to love others as God loves us and that is a really hard thing to do at times but still it is what He commands us to do.

    As we go about our day to day lives help us all to seek peace and do everything we can to make each and every person we meet smile. Help us never to cause another human being to feel like they do not matter and that they are less of a person just because we might not agree with them. We all make mistakes and have issues to deal with so help us to remember to treat others with kindness and grace so that when we "mess up" we also will be forgiven for God says if we do not forgive our brother He will not forgive us.

    Trying To Forgive

    Happy Friday! I cannot believe how many roads are still covered over in ice! We were driving home the back way and there was a car completely overturned and a truck in the ditch. There are clear patches and then all of a sudden a complete sheet of ice. Everyone please be careful out there but enjoy your weekend!

    What does forgiveness mean to you? Most of us when it gets down to it have to admit that we might forgive but we don't forget and some of us never forgive as we never stop thinking about what the person may have done to us. I was thinking about how dehabilitating that can be for us and how it can completely stagnate our lives even to the point of allowing ourselves to become physically, emotionally and spiritually ill.

    God tells us that we are to forgive over and over and over again. As many times as it takes we are to forgive. That is a really tall order isn't it? Many times in this life we are treated poorly and just do not understand why. So called friends and sadly even family abuse us, ridicule, belittle, deliberately say things that are hurtful and undermine us at every opportunity and this is cause for anyone to be angry and bitter. If we do not "let it go" and forgive it is us who will suffer and all those around us as well for when we harbor anger, resentment and bitterness at anyone it shows in the way we go about our day to day lives and it does affect us in all areas. We must pray and ask God to help us to completely forgive the person so that we might move on with our lives. This does not mean that the person who did us wrong will ask our forgiveness or even admit they have done wrong. This means that we have made peace with ourselves and with God and we are refusing to allow them to control us. God says if we let Him He will take care of all of our problems and concerns so why won't we let Him? Why won't we just trust Him and turn it all over to him instead of thinking we can handle everything on our own? Our pride gets the better of us and we want to "handle things" which almost always backfires.

    Lord help us to turn all our concerns and worries over to you. Help us to forgive those who have hurt us in any way so that we might be whole again and be fully focused on doing all we can for You.

    But I say unto you, Love your enemies, bless them that curse you, do good to them that hate you, and pray for them which despitefully use you, and persecute you. Matthew 5:44

Today more than ever it is critical that a seller be savvy to what buyers are looking for when they are searching for homes. There are many things a seller can do to put them ahead of the game and that does not cost alot of money. Paying attention to details is crucial.

    7 Tips for Staging Your Home

    Make your home warm and inviting to boost your home’s value and speed up the sale process.

    1. Start with a clean slate

    Before you can worry about where to place furniture and which wall hanging should go where, each room in your home must be spotless. Do a thorough cleaning right down to the nitpicky details like wiping down light switch covers. Deep clean and deodorize carpets and window coverings.

    2. Stow away your clutter

    It’s harder for buyers to picture themselves in your home when they’re looking at your family photos, collectibles, and knickknacks. Pack up all your personal decorations. However, don’t make spaces like mantles and coffee and end tables barren. Leave three items of varying heights on each surface, suggests Barb Schwarz of http://www.stagedhomes.com/ in Concord, Pa. For example, place a lamp, a small plant, and a book on an end table.

    3. Scale back on your furniture

    When a room is packed with furniture, it looks smaller, which will make buyers think your home is less valuable than it is. Make sure buyers appreciate the size of each room by removing one or two pieces of furniture. If you have an eat-in dining area, using a small table and chair set makes the area seem bigger.

    4. Rethink your furniture placement

    Highlight the flow of your rooms by arranging the furniture to guide buyers from one room to another. In each room, create a focal point on the farthest wall from the doorway and arrange the other pieces of furniture in a triangle around the focal point, advises Schwarz. In the bedroom, the bed should be the focal point. In the living room, it may be the fireplace, and your couch and sofa can form the triangle in front of it.

    5. Add color to brighten your rooms

    Brush on a fresh coat of warm, neutral-color paint in each room. Ask your real estate agent for help choosing the right shade. Then accessorize. Adding a vibrant afghan, throw, or accent pillows for the couch will jazz up a muted living room, as will a healthy plant or a bright vase on your mantle. High-wattage bulbs in your light fixtures will also brighten up rooms and basements.

    6. Set the scene

    Lay logs in the fireplace, and set your dining room table with dishes and a centerpiece of fresh fruit or flowers. Create other vignettes throughout the home—such as a chess game in progress—to help buyers envision living there. Replace heavy curtains with sheer ones that let in more light.
    Make your bathrooms feel luxurious by adding a new shower curtain, towels, and fancy guest soaps (after you put all your personal toiletry items are out of sight). Judiciously add subtle potpourri, scented candles, or boil water with a bit of vanilla mixed in. If you have pets, clean bedding frequently and spray an odor remover before each showing.

    7. Make the entrance grand

    Mow your lawn and trim your hedges, and turn on the sprinklers for 30 minutes before showings to make your lawn sparkle. If flowers or plants don’t surround your home’s entrance, add a pot of bright flowers. Top it all off by buying a new doormat and adding a seasonal wreath to your front door.

    Finding Inner Security

    Wow! What a beautiful blanket of white across our area. We have not seen snow like this in decades and it is to wonderful to see folks taking full advantage of their time to "play" in the snow! I got up early and took a few photos and took in the cold brisk air and thought to myself how gorgeous it is and wondered how anyone looking at God's creation could ever think it possible He does not exist!



    With this New Year beginning my mind wonders how those without God in their lives finds any inner peace inside and how they cope with the day to day troubles and trials of life. I know some envelope themselves in their work while others have become addicted to the next new exciting thing out there to include everything from alcohol, drugs, gambling, sex addictions and out of control spending just to name a few. They never are quite happy inside and are always thinking there has got to be something better out there for me ....something better than this. Even those of us who have accepted God into our lives sometimes stray far from Him forgetting who is in control and that He wants to share in our entire lives and we forget that it is us who leaves Him and not the other way around.

    May I introduce you to Jesus? Whether you have never accepted Him into your heart or whether you have in the past and have strayed far from Him the door is always open. He is standing with open arms to cover you in His love and protection. Under the safety of his wings you can always run. When the trials and troubles of this life seem to heavy to carry, when you are burdened down with cares and worries about the future and what it holds, when you have lost your job and do not know where the next paycheck is coming from, when you have lost your dearest friend and spouse due to divorce or death, when your children go astray and rebel against everything you have ever taught them, when noone seems to appreciate your value and worth, when misunderstandings happen with your "friends" and you find out they were never your real friend in the first place LOOK UP and just say Jesus....I need You like I have never needed anyone in my entire life. I am sorry for my sins and I want You to take first place in my life from this moment on. I want You to fulfill your promise and fill me with Your love and Your joy so that I may be the person You intended me to be. Amen!

    Our lives will never be the same when we truly accept Jesus into our hearts and lives. Peace will envelope us...a peace that passeth all understanding. The problems and trials of this life and the relationship battles will be controlled by The One that knows it all before it ever happens and will handle it all in His time and His way. You will no longer look at anyone else the same once you just trust Him. You will have a deep love for others that will be impossible for you to keep to yourself. You will realize that you are somebody in God's eyes and that you were put on this earth for a very specific purpose. No amount of criticizing from others, and no matter whether anyone else around you is supportive, you will always know in your heart that God loves you and that one day every single person will know that He is God whether or not they accept Him as their Lord and Saviour. He only requires us to plant the seed. We were put here on this earth to make a difference in the lives of those around us. One person helping one....if we only could get that through our heads and put it into action. Before long the world would be transformed. I believe that we have through Jesus the ability and courage to make a huge difference and that when others see the joy and love you have they will start asking on their own what is it that makes you different. You do not have to preach to folks to make a difference ...you only have to walk the walk and allow your life to shine so that others can see that you have come out from among the "norm" and are walking a path that may at times seem lonely but it is the "right" path to righteousness.

    If we truly desire inner peace and joy then we need look no further than the loving arms of our Saviour Jesus who by example shows us exactly what it means to live life to the fullest with joy and unconditional love!

    Oh, To be like Him!

    Short Sale: Avoid Foreclosure

    Good Morning! I guess we are all going to run to the grocery store for bread and milk again and some of us already went out and got our sleds. Well, we never know if we will have enough snow to sled but we sure are hopeful.  I heard the Ace Hardward stores have sold hundreds and hundreds of sleds.  It was comical the way we all were rushing to the store and by the looks of the photos I saw posted of Facebook the stores may already be getting low.     Must know Tips for Buyers in 2011

    TGIF!!! Cannot believe it is Friday! Looks like we may be getting some interesting weather soon!  I pray each and every one of you make it an awesome weekend!

    Below are a few tips for those planning on purchasing a home in the near future. It is extremely important for you to read this and do everything possible to get yourself ready before ever attempting to start looking at homes.  Not knowing how much you qualify for, what type loan program and what lender requirements are based on your personal credit history can waste much precious time and leave you heart broken if you start the home search process before you are well aware of what you actually do qualify for. The rules and regulations have changed much over the last couple of years and knowing everything you possibly can up front is imperative to the process of your home purchase!


    Must know Tips for Buyers in 2011

     1- Get your finances in order! Do everything you possibly can to make sure that everything is being paid on time and that you are saving a bit of money every month. Lenders want to see stability more than ever these days. If you like to "hide your cash" it is as if you do not have any so put that money into your checking or savings account immediately. All monies must be accounted for and have a paper trail. If you have been on your job for a good while that is a very good thing. Now is not the time to go job hunting if you have a great job and have built time there. If however you must change jobs it needs to be in the same line of work. Same goes for your rental situation. The longer you have been there the better. Paying on time and making sure the payments are well documented by your landlord is very important. You do not want to just hand him over "the cash". Paying by check is a good way to keep track of your payments as this shows you paid on time. Your landlord will be asked to provide your payment history. It needs to say you have paid all payments as agreed so make sure you are paying your rent on time every month. In short everything you do needs to be well documented. Make sure all your paychecks are deposited into your checking account. Don’t just cash your checks. Remember everything must be well documented. I have had lenders turn down loans last minute due to folks having "cash" show up unaccounted for.

    2- Go ahead now and interview with at least 3 LICENSED mortgage sources. The first question you should be asking is "Are you licensed to lend in SC?". You would never dream of using a real estate agent that is not licensed so why would you use a non licensed mortgage individual to handle the single most important asset you will purchase? (EX: I had a wonderful family looking to buy a home. They were from out of state and already had their "friend" mortgage lady picked out and of course the buyer has the right to choose whomever they wish so I proceed to show them homes and they fall in love with a lovely home in Boiling Springs. We write an offer and everything is going fine, all the proper documentation sent in, inspections done, appraisal ordered etc… and just before we are planning to close guess what? The lender is not licensed to do business in SC. The entire loan falls through even though I desperately tried to get them to transfer to another lender their hearts were broken and they said they would put buying on hold until later.) Ask questions and let the mortgage company/bank know you want to be prepared when buying your home and would like to know all the in’s and out’s of the types of mortgages you might qualify for. There are many things to take into consideration such as your amount of down payment or lack of, what other monies might be required out of pocket up front, private mortgage insurance, taxes and insurance, condition of home, location of property, are you buying a mobile or stick built home etc…in other words…there are several mortgage loans to choose from and finding out which one best meets your particular needs is very important. Talking with the lenders now will enable you to find out what your credit scores are, what you need to do in order to get the best possible rate ( it could be best to wait a bit until your scores rise), how much money you will need to have on hand so that the process of buying a home is much less stressful and what documents they will require in order to process your loan. Go ahead and be prepared by having your last 2 years tax returns, last 2 months bank statements, latest months paycheck stubs, any 401 K or savings info, copy of your drivers license and have that ready when you go see the loan officer. You will be way ahead of the game!

    3- Choose a full time REALTOR® as your BUYERS AGENT! Ask questions here as well. They should be licensed in the state in which you are looking to purchase and not just be a real estate agent but they must be a REALTOR® . No comparison here. We are held to a much higher standard of performance than a real estate agent. They should have extensive buyers agent experience meaning they should have closed more than a couple of transactions a year. It takes many many transactions to gain the knowledge and experience required to properly represent a buyer or seller in today’s market. It is imperative you work with someone proven in their field as they provide unsurpassed service. Those experienced agents are invaluable from helping you find the perfect home that meets the needs of you and your family with extensive knowledge of the area to explaining the lending process as I have above, give you references and referrals for all sorts of needed and recommended professionals from home inspectors, surveyors, title companies, attorneys, septic service, termite and pest control, environmental companies, radon testing and asbestos removal. They can provide you with comparables sales so that you know the home you want to purchase is actually worth what you are offering, provide you with additional documentation such as sellers disclosures, lead based paint documents, tax records, maps, aerials, provide information so you can perform your due diligence for checking on restrictions, whether or not a permit was pulled when the property was built, septic diagrams etc… I could go on and on. Basically we hold your hand throughout the entire process so you do not have to worry!

    There are many things that a buyer just will not think of and having an experienced REALTOR® not only gives you added peace of mind but it is just the smart thing to do. Buying a home is the single most important asset most folks will ever have. There is no reason to "go it alone" when there are those willing and able to help you. Those of us who take our jobs very seriously do this job because we love what we do and not because of the "money". I would challenge anyone out there to hang out with me for a week to see the challenges I face each and every day while representing my clients and you would know without a shadow of a doubt that I truly care about the needs and desires of my clients and that I earn every penny. I am not complaining at all for though this business is sometimes difficult and challenging it is what I love. To see my friends who are my clients faces light up when they have found their "perfect" home is beyond words. It is in my heart and is my desire to see that each and every person I represent makes the very best possible decision they can and I pledge to do everything possible to help them in their search for the "perfect" home.

    Looking Back and Moving Forward

    I hope everyone is having a good week! It is hard to believe that it is already Thursday the 6th of January! A new year to think about all of the things we want to accomplish and see come to fruition. A time to reflect on what did not work and what did,rearrange our priorities and make resolutions to become more accountable to our plans for the coming year.

    As I look back over a very difficult year in many ways I also appreciate many good things that came from it. On the down side many folks lost their jobs, families had to be relocated, mortgage companies folded, many agents had to find multiple jobs, foreclosures and shortsales were at all time highs even though our area was not hit nearly as hard as other states, we became quite angry with politicians and the state of our government, and I could go on and on. The good that came out of it was an awesome thing to see as we were all drawn much closer together, folks were kinder wanting to help others getting back to the way things should be, our minds started thinking less is better, spend less money, consolidate and conserve. Family and friends were working together to help each other through difficult times.

    I started thinking about all of the above and realized noone can take our joy and peace away unless we let them. We are not defined by the amount of things we have and acquire but by the lives we touch each and every day. I personally can attest to the fact that a smile, a touch or a kind word can brighten my entire day so if we all remember that no act of kindness goes unnoticed by God and just start acting on what we know to be the right thing everyone wins.

    My prayer for each of you is that you will feel God's love wrapped around you. No matter what you are going through whether it be pain and regret from the past, a divorce, health issues, misunderstandings between friends, loss of a job and lack of funds, loss of a loved one or the feeling of rejection in any form He is there to see you through if you will allow Him to be. He says He will never leave you nor forsake you and will supply all your needs! We just have to step out on faith and trust Him.

    Living a life full of joy, peace and happiness comes only from a deep personal relationship with Jesus. Many of us just cannot fathom that He offers us a NO strings attached gift...the gift of His unconditional love. All He asks is that we have a childlike faith and accept Him into our hearts believing that He died for our sins and live for Him. When you only realize how powerful that is and how that makes you a child of the King you no longer will feel the severity of the problems you are faced with. You will go about your day to day lives knowing you are somebody in the Lord, that you have an advocate with the Father and noone can ever take that away from you.

    I love you all and pray you will welcome with open arms what He has for you as you go about your day to day lives.

    Concerned About Your Homes Value?

    Hello on this Monday evening! I hope you all have had a great start to this first week of January 2011! Off to a brand New Year of opportunities!

    I have had many calls and seems I am getting them even more frequently than before from folks who are concerned about their property values going down around them due to homeowners defaulting on their home loans and/or homes sitting vacant for many months without ground and home maintenance opening up the very serious issue of theft and vandalism. The truth is that you should be concerned and keeping up with what is going on in your neighborhood is vital to your plans for the future. One never knows if you will have to sell, be relocated or simply want to upsize or downsize whatever the case may be.

    It is imperative that you contact a Realtor with expertise in area demographics and current market trends to help you establish what your current home value is so you can keep track should your plans change in the future. Knowing as much information as possible gives you the upper hand when the time comes and you do need to place your home on the market or make other decisions should it not be feasible to sell. It may be you find out that your home has lowered in value due to several other homes in your neighborhood closing at much lower prices than one would have anticipated. If there are several homes in your neighborhood that are comparable to yours as far as square footage it is highly likely the appraiser will have to use that comparable sale if it sold in the last year or less and this is regardless of all those updates and amenities you think your home has. Very rarely does it make that much difference to appraisals when a home is just a cosmetic difference and the addition of a pool is not considered a plus these days but more of a liability. If you have many upgrades such as completely remodeled bathrooms and kitchens, the addition of sunroom and workshop etc....then this may give you an edge but generally never the amount the homeowner would wish for. (Ex: I had a beautiful updated brick ranch go under contract. It had a gorgeous detached all brick garage with electricity and driveway. The cost was around $35000 just to build the garage. The appraiser only gave us a few thousand dollars for that amenity. It was devastating to my clients but they had relocated and had no choice but to move on and thankfully they made the right decision.)  Many lenders these days are actually requiring appraisers to use the latest closings which are 6 months or less so if you have homes in your neighborhood that have closed for way less than what you think your home is worth you will have to make a serious decision. Do I stay put, put the home on a lease plan and try to sell at a later time or take a hit and move on? We do not like to think along these lines but if you are in a neighborhood that is declining for instance the time to move on may be NOW as waiting may mean further loss down the road.

    The signs of a declining neighborhood could be but not limited to : age of the neighborhood, lack of restrictions or restrictions expiring so homes are not being kept up, many rentals in the neighborhood, several foreclosures and vacant properties and I could go on and on. If your neighborhood has any of the above trends it is very important for you to start thinking about your future and whether you are going to stay put, sell now or keep the home as an investment property.

    Concentrate on Faith and See Change!

    Happy Sunday this 2nd day of January, 2011. As we begin a New Year my thoughts are on so many things that have happened over the past year.

      I was watching the news this morning as they went over and over the past 12 months both the good and the bad. We seem to have had a whole lot of bad news this year with world wide devastation from earthquakes to oil spills; worry over our nation's deficit, fallen politicians, fallen church leaders, fallen celebrities and sports figures, failed policies, political maneuvering to gain power, and I could go on and on. It seems that much of the bad stems from greed and power and we are not surprised.

    We had some very good things happen though! The Tea Party Movement shook up the political arena and the Chilean miners were rescued giving us all renewed hope that when we put our differences aside and just love others the way God intended us to great things happen! There were many heroes during the year from our firefighters, EMS workers, teachers, police officers, social workers, clergy, Pastors, volunteers and I could go on and on who spend each and every day doing whatever it takes to do their jobs with honor and integrity and who will always be heroes in my eyes. None of them get the recognition or the pay they deserve.There is something wrong with America when we can pay the absolutely staggering salaries to sports and political figures and bale out financial institutions and  honor them with bonuses and such when they have committed all sorts of violations personally and professionally. From where I sit they surely are not representing the people of America properly. The dear folks I mentioned above however DO deserve our recognition and in my opinion deserve to be honored!

    With all of the above it is easy for us to allow ourselves to become cynical, bitter and even angry and start worrying over the state of our lives and what our futures and the future of our children will hold but I must use the Bible as an example of how we should be living and it is very difficult. I have to fight every day to keep myself from throwing a rock through the TV set due to anger over the way our country is being led.  That is not the way to accomplish anything. It only breeds more anger and discontent. It is time for serious prayer, devotion to each other and the commitment we are not going to sit idly by from the sidelines.

    Here are a few verses that help me and if we take them in and truly believe them it will make all the difference:


    “God is our refuge and strength, a very present help in trouble. Therefore will not we fear, though the earth be removed, and though the mountains be carried into the midst of the sea; Though the waters thereof roar and be troubled, though the mountains shake with the swelling thereof.” – Psalms 46:1-3


    “The LORD is good, a strong hold in the day of trouble; and he knows them that trust in him.” – Nahum 1:7


    “But without faith it is impossible to please him: for he that comes to God must believe that he is, and that he is a rewarder of them that diligently seek him.” -Hebrews 11:6


    “So then faith comes by hearing, and hearing by the word of God.” – Romans 10:17


    God's promises are true. He tells us to put our faith and trust in Him and to not worry. We must trust Him to guide us and follow his commandments as written in scripture. We must say in our heart of hearts ....God we trust totally in you and know we are nothing in our own strength. We need you God to guide our hands and our hearts that we might open our eyes and see the truth however ugly it is and realize that changes must be made in all our lives before you will hear us for you have said "If my people, which are called by my name,  shall humble themselves, and pray, and seek my face, and turn from their wicked ways, then will I hear from Heaven, and will forgive their sin, and will heal their land."  II Chronicles 7:14


    May God guide us and bless us in the coming year! May we refuse to give up on what we believe is right and may we determine in our hearts that we are going to come together in love for the good of us all, making a difference.
