Pet Odor Can Chase Away Buyers!

I hope all of you had a fantastic day! I am posting an article today because I want to help homeowners understand that those without animals and even those that do have pets have serious issues with homes that have evidence of pet odors and pet dandor. It is a very big issue if the homeowner is truly serious about selling their home. I have actually had buyers walk in and walk right back out when a home has pet odors and pet hair as to a potential buyer a smelly and dirty home speaks volumes and the outcome is almost never positive.

Don't let pet odors derail your home sale.


Having pet odors inside your home can turn off potential home buyers and keep your home from selling. Ask your real estate agent for an honest opinion about whether your home has a pet smell.

If your agent holds her nose, here's how to get rid of the smell:
Air your house out. While you're cleaning, throw open all the windows in your home to allow fresh air to circulate and sweep out unpleasant scents.
Once your house is free of pet odors, do what you can to keep the smells from returning. Crate your dog when you're out or keep it outdoors. Limit the cat to one floor or room, if possible. Remove or replace pet bedding.

Scrub thoroughly. Scrub bare floors and walls soiled by pets with vinegar, wood floor cleaner, or an odor-neutralizing product, which you can purchase at a pet supply store for $10 to $25.

Try a 1:9 bleach-to-water solution on surfaces it won't damage, like cement floors or walls.

Got a stubborn pet odors covering a large area? You may have to spend several hundred dollars to hire a service that specializes in hard-to-clean stains.

Wash your drapes and upholstery. Pet odors seep into fabrics. Launder, steam clean, or dry clean all your fabric window coverings. Steam clean upholstered furniture.

Either buy a steam cleaner designed to remove pet hair for around $200 and do the job yourself, or pay a pro. You'll spend about $40 for an upholstered chair, $100 for a sofa, and $7 for each dining room chair if a pro does your cleaning.

Clean your carpets. Shampoo your carpets and rugs, or have professionals do the job for $25 to $50 per room, depending on their size and the level of filth embedded in them. The cleaner will try to sell you deodorizing treatments. You'll know if you need to spend the extra money on those after the carpet dries and you have a friend perform a sniff test.

If deodorizing doesn't remove the pet odor from your home, the carpets and padding will have to go. Once you tear them out, scrub the subfloor with vinegar or an odor-removing product, and install new padding and carpeting. Unless the smell is in the subfloor, in which case that goes next.

Paint, replace, or seal walls. When heavy-duty cleaners haven't eradicated smells in drywall, plaster, or woodwork, add a fresh coat of paint or stain, or replace the drywall or wood altogether.

On brick and cement, apply a sealant appropriate for the surface for $25 to $100. That may smother and seal in the odor, keeping it from reemerging.

Place potpourri or scented candles in strategic locations. Put a bow on your deep clean with potpourri and scented candles. Don't go overboard and turn off buyers sensitive to perfumes. Simply place a bowl of mild potpourri in your foyer to create a warm first impression, and add other mild scents to the kitchen and bathrooms.

Control ongoing urine smells. If your dog uses indoor pee pads, put down a new pad each time the dog goes. Throw them away outside in a trash can with a tight lid. Remove even clean pads from view before each showing.

Replace kitty litter daily, rather than scooping used litter clumps, and sweep up around the litter box. Hide the litter box before each showing.

Relocate pets. If your dog or cat has a best friend it can stay with while you're selling your home (and you can stand to be separated from your pet), consider sending your pet on a temporary vacation. If pets have to stay, remove them from the house for showings and put away their dishes, towels, and toys.

Hustle! Bustle! Remember the REAL REASON!

Happy Monday morning to all of you!!! What a crazy week! I don't know about you but I am almost glad to be back to a normal work week schedule and a normal eating schedule. I feel as though I need to go through a detoxification program to rid my body of all the sugar, fat, chemicals and stress of late. I wonder why we put ourselves through so much during the holidays? Wow, They have just started!  I wonder if God is pleased with the craziness in our lives especially when we are too busy to stop and remember the whole reason for the season?

Don't get me wrong. There is absolutely nothing wrong with enjoying time with family, friends and co-workers especially during the holidays. I believe we should enjoy every minute of it taking time to show how much we care and love each other. There is not enough of that going around these days in my opinion. Generally we are too busy to stop and take the time to bake a few extra cookies, visit a friend who is alone with noone to turn to, invite someone to lunch who has lost a loved one, clean a yard that has been let go because the owner is too ill to do it themselves, spend time with someone who has been told they do not have long for this earth, be a sister or brother to a child who is alone and I could go on and on.  I read the above and I am ashamed at myself for although I truly care for others I realize that many times I am just too busy to actually DO but instead I find myself SAYING the things that are in my heart but seem to always be too busy to carry them out. Help me God to live by my words and put into action and deeds the things that I know are right in Your sight.  Help me to realize that although I have many problems and concerns there are others who have many more battles than I am facing and I need to reach out and make a difference in the lives of those around me not just at holiday times but year round.

Help me to remember it is not in the gifts although they are nice, it is not in the hustle and bustle of shopping till I drop although that can be quite fun and a tradition to look forward to,  it is not in the baking of many treats although we all enjoy,  it is not in the wrapping of gifts and trinkets that most of us do not need but it is all about HIM! As long as we are making sure that CHRIST is the center of our lives remembering that JESUS was born to die for the sins of all mankind and we are teaching this to our children and leaving this legacy of truth for all I believe God is looking down and smiling for I truly believe He wants us all to enjoy each other for in so doing we are showing the love of God and that is what it is all about.

Have a joyous holiday season filled with Christ's love and may He fill your homes with much peace and joy. May we allow Him to comfort us and soothe our hearts keeping us from allowing ourselves to get caught up in all the hustle and bustle losing sight of the REAL MEANING OF CHRISTMAS!

Reap What You Sow

Happy Wednesday morning to all of you! It is time to get busy cooking! Lots to do with the cooking,cleaning, chopping and baking! I like to get as much done as possible the day before so that I am not extremely exhausted for Thanksgiving day!

Today I wanted to briefly mention a verse from the Bible in Galations 6:7-8."Be not deceived; God is not mocked: for whatsoever a man soweth, that shall he also reap. For he that soweth to his flesh shall of the flesh reap corruption; but he that soweth to the Spirit shall of the Spirit reap life everlasting."

I look back on my life and wonder how folks can even think about NOT believing in God when His handiwork is obvious all around us. His Words are all around us in the promises and teachings in the scriptures. As I grow older those words become more and more precious to me each and every day. He gives us words of advice and warning and it is up to us to accept or reject those teachings. Many of us wonder why we are going through so much yet we won't admit it might be our own faults for refusing to listen. Most times we like to interpret things the way we want them to be. When you are young you spend time thinking about the next few minutes how to gratify the flesh rather than think of life being as a vapor...here today...gone tomorrow. We allow ourselves to be blinded when we think in the flesh....it is only in the Spirit we can see clearly. My son told me once that he doesn't look at the material things of this life as something to strive for as he sees that it is only through a personal relationship with Jesus Christ we can truly be free and have peace and joy. He further said we have no promise of tomorrow and it is only what we have done for Christ that lasts. I am very proud of him for disciplining himself enough and caring enough for his soon to be wife to go away to school, keep himself buried in his studies keeping Christ centered in his day to day life not getting involved with the temptations of partying to distract him from his purpose. Because he did that I believe God blessed him with an awesome job right out of school. For this I am truly thankful.

Many of us carry bitterness, anger, resentment, jealousies, pride, arrogance, addictions, covetousness and many other things constantly allowing Satan a stronghold in our lives using us for his pleasure to destroy the blessings and good favor we could have in our lives. When we look back on our conduct we should ask ourselves have we been the sower of any of the above. We cannot sow seeds of discord and expect to be rewarded with peace and joy. When we sow negativity of any kind we will likewise reap negativity but when we sow seeds of peace, kindness, love, joy and longsuffering we will in kind be rewarded. We shall reap what we sow.

Help us Lord to each and every day determine in our hearts that we will do everything we possibly can through Your grace and power to sow only those things which are good. Help us to make this world a better place. If ONE determines to help ONE sowing good things.... think about what a difference we all could make in this world.

Calm Down,Relax and Be Thankful!

Good Morning! I have been planning Thanksgiving and realize as usual I am allowing myself to quickly be overwhelmed by it all.


I am thinking about all I have to do to get prepared for family and friends who will be joining us at our home for Thanksgiving. I had to stop myself this morning and say ....CALM DOWN....RELAX ....and remember what this is all about.  I started to do this then Satan threw a curve ball trying to cause friction and discord among family members.


I am truly thankful for my children for loving me despite my faults and failures, my sister and brother in law who never waiver from their beliefs, my nieces and nephews and their children, my Grandson, the fact that my daughter has found a wonderful Godly young man who wants to make God and her happy, my Mother who has a deep faith in God and refused to give up when my Dad passed on to be with Jesus, my Step Dad who has been faithful to God and in Pastoring for many many years, for the blessing of a huge family when I married my husband who puts up with alot and deserves a medal as I am certainly not an easy person to keep up with and I could go on and on.


I especially want to thank Patrick who has been a loving husband listening to me rant and rave about everything from past regrets and mistakes to worry over my children wanting them to succeed, develop a deep relationship with God and forgive me for failing them time and time again,  for coping with me wanting to grow in my business daily and any setbacks puts me at odds with myself and drives him nuts, he reminds me of the good I do when I see only the bad,  I appreciate him calming me when I am torn apart by conflict and upset over family issues, for taking care of the burden of dealing with finances and keeping the books so I do not have to be daily burdened with this overwhelming task, being my very best friend regardless...having a quiet inner strength that calms me. He has shown time and time again by "ACTION" how much he loves me and how much He loves God. Help me to say THANK YOU for each and every act of kindness. Help me to STOP and say THANK YOU to my daughter who regularly leaves me these wonderful little notes reminding me of how much she loves me or says encouraging words to get me through the day when she sees I am having a rough day or struggling over something. Help me STOP and say THANK YOU to my husband again who watches and worries over me, drives for me, cuts the grass, landscapes the yard, washes all our clothes, helps cooks when I do not feel like it, cleans, holds me when I am down, brings me coffee and snacks to cheer me when I won't give up working to stop and eat, gives me massages because he knows the pain I am in , reads dozens and dozens of emails on  my behalf that I send him to "critique" the latest technology to see if we might use it in our business, help with our business from putting up signs and lockboxes to helping write letters and I could go on and on.


Forgive me Lord for all my sins especially the sin of unthankfulness.  Help me to think before I speak so that I never utter words that are hurtful to anyone. Help my words to be always seasoned by Your grace and love.  Help me to remember that if I do not forgive others I myself cannot be forgiven.  Help me be the person You would have me be so that I can help make a difference in this life. I know there will be those who would see that not happen. Satan always fights those hardest who want to do right. By the power of Your word I rebuke Satan from my life and my family and friends lives. May He not have the opportunity to place a "stronghold" on myself or anyone else.

Life is but a vapor...here today...gone tomorrow. May we remember that in the way we live our lives each day.


I pray each and every one of you have a wonderful Thanksgiving!

Release The Negative Thought Process!

Wake up!!! It's Monday! Time to begin a new week and make things happen! That's right! Make them happen. Attitude is everything and we can begin our week with negativity and speak words that hinder us from succeeding or we can speak positive words. Words are powerful. We have the power to speak into existence either bad or good into our lives.  If you do not believe me start thinking about how we talk about each problem we face and how we handle it and see if what I am saying is not true.  Attitude is everything.


Many of us have been dwelling on what we do not have....lack of money to pay bills, good health, a companion, obedient children, a supporting and loving spouse, a house or car, extra money for entertainment, college funds and I could go on and on. We spend so much time thinking about what we do not have and spend so much time talking about it that we have no room in our lives for positivity to flow. It is imperative for our mental, physical and spiritual health that we get up each and every day with the resolve to say I refuse to allow this type of thought process into my life but instead get up with a deep conviction and attitude to say thank you God for each and every blessing and trial in my life. It will be used for Your purpose and I am excited to be a part of Your plan. Thank you for the funds You are going to supply to pay each of my bills, thank you for my health that I can walk to where I need to go, that I can see the beauty of God's landscape, for my children who have a deep faith in You, for sending me wonderful clients and friends to buy and sell homes, for supplying me with your Word to guide me through each and every day of my life. If we only take the time to study we would realize that we can get through anything and conquer anything through the power of those words and Your unconditional love. If there is something we truly do need God says ask and it shall be given unto you! We spend so  much time dwelling on what we do not have that we do not even stop to ask God for the things we need. He is not the Father of worry. He says turn over all our problems and worries to Him and go on about our lives allowing Him to work through us being a blessing to others and He said when we obey His word he will take care of the rest. 


What a blessing to know we can actually rest in the knowledge that if we obey His word as He tells us to and put into action the principles He has given us He promises to take care of us and give us the desires of our heart. That is powerful but most of the time we simply do not grasp that and live our lives as though we are the ones in control hardly giving God a thought during the week. Yes, we call on Him when there is an emergency or a serious problem but most of us try to handle our concerns and problems on our own.


Help us all to remember that without You we are nothing. Help us to turn our lives completely over to you and resolve to speak the words that we would like to see happen in our lives and the lives of our families. Help us to refuse to allow Satan a stronghold in our lives....the stronghold of negativity and powerlessness.


Make it a great successful week everyone!  I pray that God blesses each and every one of you greatly!

TGIF! Smile Through The Pain!

TGIF!!! This week has simply flown by and I am overwhelmed by what I still need to do. I cannot get my thoughts around the fact that Thanksgiving is here....MENU and MEAL planning time as family will be at my house this year!

I was thinking this morning about why some of us have to carry affliction in our lives whether from health issues or just day to day trials without ever seeming to get a break.  Many of my friends as well as myself seem to always be fighting some kind of battle and I have heard it said that "Christians" should not be sick or have problems because that is a sign they are doing wrong or out of Gods will for their lives. I do not believe this is always the case. Yes, I do believe that sometimes our lifestyles can cause us many of our problems but not always. Sometimes He just wants to use our infirmities to be a blessing to others. He wants others to see how we handle our problems and health issues by giving Him the glory and keeping our focus on Him during these hard times in our lives.                                           

Many of us are facing battles with our health and trials in our lives involving financing, loss of jobs, taking care of a family member, dealing with addictions ourselves or in our families,going through divorces, fighting bitterness from past hurts etc....God allows many things to happen to us so that we can continue to be a light in a dark world through these afflictions. God often takes away our comforts and our privileges in order to make us better Christians. When we are in need of nothing we become self satisfied forgetting God in many cases. It is through trials and troubles we find ourselves seeking Him again and realizing that only through Him can we be anything at all. Trials bring us to our knees which is exactly where God wants to keep us. We are victorious only through Him. If God has chosen us for His purpose and His will then we have to know He will be there walking through all the trials of this life with us. He will be right by our side comforting and guiding us all the way if we would but allow Him to. He used several examples of men in the Bible who were very successful but who also had to fight battles with their health or otherwise. They all brought glory and honor to the God who created them regardless of their circumstances never losing sight of this. God wants us to learn from the examples he set forth in the scriptures.

In all the ordeals of our lives He says to "Fear Not" for I will be with thee! I pray that we all will allow Him to walk through every trial of this life with us. Help us to hide under His wings of safety and security knowing that all things work together for good to them that love Him!

Stay Warm and Save This Winter

Good Thursday Morning to everyone! I hope you all have had a productive week! The weekend is almost here!

We all could use a reminder of this as I speak quite frequently with sellers who give me their average power bills which seem high and ask them if they have done any of the things mentioned in this list the answer is quite often no.

To help you make your home more energy-efficient this year, here are some tips from ComEd:

• Have home heating systems cleaned and inspected by a professional each year to ensure safety and optimum efficiency. Be sure to change the filter prior to the heating season, and check its condition monthly.

• Inspect the caulking and weather-stripping around all windows, doors and any openings for utility services. Replace caulking and weather-stripping as necessary. A drafty house lets warm air escape and is much more costly to keep warm.

• Remove window air conditioners if possible, or install an air conditioner cover to eliminate drafts.

• Keep fireplace dampers closed tightly when not in use.

• Reverse the rotation of ceiling fan blades. During the winter, blades should spin so the warm air that has risen can be re-distributed around the room.

• Switch to more energy-efficient lighting, such as CFLs (compact fluorescent light bulbs), which use about 75 percent less energy than standard incandescent bulbs and last up to 10 times longer.

Tips For Feeling Better!

Good Monday morning to all of you! I was actually quite busy working over the weekend so my plans for family time changed but I am thankful to have had buyer and seller appointments. Thank you God!  I hope you all had a wonderful weekend and are ready to start your week anew!

I have been trying to eat healthier and exercise more but it is a huge challenge for me. I am a southern cook and have been trying to learn to prepare foods more naturally and due to my battle with fibromyalgia I know I must do these things if I am to see relief in the way I feel. When I started having issues with fibromyalgia I naturally started slowing down due to the pain and that has caused me to gain weight. Please help me pray that I will have the strength to do what is necessary for my health to make the much needed changes for a better quality of life. I do believe that the foods we eat with the chemicals and additives along with stress and environmental hazards have caused most of our health problems.  The one thing I have not given up is coffee. Love coffee. I will just have to work on that one.

Here are just a few tips that are helping me and if they help me they can surely help you too!

Drink at least 8 glasses of water a day starting the morning with a glass.

Eat several SMALL meals a day instead of large meals which is comprised of mostly natural foods....walnuts, almonds, yogurt, fresh fruits, fresh veggies, beans and about a third of your daily intake some type of meat such as salmon, tilapia, chicken, tuna, steak....etc...

Eat more fiber. Filling up on fiber rich foods makes you feel full and helps eliminate toxins from your body.

Take vitamins. I take a variety that meets my individual needs. A few of the ones that I will not do without are Garlic (fights infections and helps with sinus problems), Evening Primrose (makes me mellow-great for women who have pms problems), Vitex (Chasteberry for balancing hormones), High dosages of B (for stress ), Guafanesin (for congestion and for toxins), Cod Liver (for pain). I also take a mixture of herbs for Adrenal Gland Support.You can go to the health food store and read their book that has all the symptoms listed and go and find the exact herb that is right for you. I have been doing this for years and it has always worked for me. It was not until recently that I developed Fibromyalgia and I am needed even more vitamins and herbs for adrenal gland support.

Spend time with loved ones. It is a proven fact that connecting with others and reaching out to others heals both you and your loved one. It's a win win situation.

Work hard, exercise hard, play hard.  Whatever you do ....do it with all your heart. This gives a deep sense of satisfaction and has all kinds of health benefits. It is important to do all three of the above balancing your life.

Develop your faith! God sent Jesus to die on the cross for our sins. All He wants for us to do is accept Him into our hearts and live for Him of our own free will! When we have a deep faith we know that all things are in God's capable hands and we can get through the trials of this life with Him as our comforter and guide. I cannot imagine my life without Him. For with God all things are possible!

Considering a Home Purchase?

Good Saturday morning to you! I hope you have something planned for your family today and enjoy spending quality time together. I have a listing and buyer appointment and then I hope to be off to downtown Greenville today for some much needed exercise and down time.

Why We Should Buy Organic Foods

HAPPY FRIDAY to everyone! I hope you all have a wonderful weekend.

I have been interested in holistic health for many years even though I do not always live by those teachings. I have experienced first hand the excellent health results from making it a point to eat wholesome foods naturally the way God made and intended for us to without added chemicals and additives. All of us are suffering greatly physically and emotionally from the chemicals, pesticides, and toxins that surround us every day either in our food supplies or from our surroundings including our must have gadgets such as cell phones and computers.  I truly believe we all need to be making it a point to live more healthy natural lives.  Below is a short article about WHY we should be buying organic foods I thought was interesting and valid.  I hope you enjoy.

Question: Why should I buy organic food?

Dr. Brownstein's Answer:
Buying organic products is important not only for the higher quality of food, but also for the impact on our economy and agriculture. As we continue to support the organic and eco-friendly industries, environmental protection and lower pricing on organics will become possible.
Whenever feasible, try to buy organic or local foods for the following reasons:
• Avoid chemicals. Many pesticides approved by the Environmental Protection Agency were registered before research had been completed which linked them to cancer and other diseases. Now, the EPA considers many of these substances to be carcinogenic; some are implicated in birth defects, nerve damage, and genetic mutations.
The bottom line is that pesticides are poisons designed to kill living organisms, and they can also harm humans.
• Better flavor. There's a good reason why many chefs use organic foods in their recipes; they taste better. Foods grown in a nutrient-rich soil and picked fresh have a richer flavor
• Protect water quality. The EPA estimates that pesticides contaminate the ground water in 38 states, polluting the primary source of drinking water for more than half of the country's population.
• Promote biodiversity. Growing one crop year after year has left the soil lacking natural minerals and nutrients. Single crops are also more susceptible to pests, making farmers more reliant on pesticides.
• Save energy. Modern farming consumes 12 percent of the country's total energy supply. More energy is used to produce synthetic fertilizers than to till, cultivate, and harvest crops in North America. Organic farming is more likely to use labor-intensive practices, cover crops, natural fertilizers, and rock powders instead of synthetic fertilizers.
• Protect farm workers. A National Cancer Institute study found that farmers exposed to herbicides had six times more risk of contracting cancer than nonfarmers. Field workers suffer high rates of occupational illnesses.
• Protect future generations. Children can receive four times more exposure to pesticides than adults

Mortgage Interest Deduction Vital To Housing Market

Lately we have been hearing about ways the government wants to impose more taxes or take away current tax deductions vital to us. Below is an article regarding mortgage interest deduction and I believe it is very important for this deduction to remain in effect especially at a time when so many are struggling. Now is not the time to be imposing additional hardships.

 

 

Mortgage Interest Deduction Vital to Housing Market

The home mortgage interest deduction saves the average home owner thousands of dollars at tax time, supports home values at the community level, and helps American home buyers get into their first house.

How the deduction works

In general, any home owners who pay U.S. taxes and who itemize their taxes can deduct mortgage interest attributable to primary residence and second-home debt totaling $1 million, and interest paid on home equity debt of as much as $100,000.

Mortgage interest deduction threatened

In recent years, the mortgage interest deduction has come under attack. Among the suggestions for cutting it back to deal with the deficit:
  • Reduce the mortgage interest deduction for upper-income taxpayers—they’d only receive 28 cents on the dollar, even if they’re in a 33% or 35% tax bracket and can now deduct 33 or 35 cents on the dollar. 
  
  • Reduce the $1 million cap by $100,000 a year.
  • Change the mortgage interest deduction to a 15% tax credit.
In the past, members of Congress have suggested other mechanisms for eliminating or limiting the mortgage interest deduction. None of those has ever gained traction.

Arguments against mortgage interest deduction

Arguments against the mortgage interest deduction center on who benefits and whether the government should support home ownership. They say:
  • It primarily helps the wealthy, since high-income taxpayers are more likely to itemize their deductions and to own homes. About 90% of taxpayers earning more than $100,000 itemize, while only 18% of those earning less than $50,000 follow suit, the Tax Foundation estimates.
  • Taxpayers who don’t itemize deductions get to use the “standard deduction.” They do that because it gives them a bigger tax break than itemizing to use the mortgage interest deduction.
  • Ending or reducing the mortgage interest deduction would create a deep source of money for reducing the budget deficit.
  • In the aftermath of the mortgage crisis, the U.S. needs to rethink its favored tax treatment of home ownership.

Arguments for mortgage interest deduction

Those who favor keeping the mortgage interest deduction say it helps middle-income families, who already pay nearly all U.S. income taxes. Plus, getting rid of the mortgage interest deduction would hurt home prices.
  • More than 60% of the families who claim the mortgage interest deduction have household incomes between $60,000 and $200,000, estimates the NATIONAL ASSOCIATION OF REALTORS®.
  • A disproportionate number of those high-income taxpayers live in areas where housing is especially expensive, such as California and New York. In high-cost housing markets, lowering the $1 million cap would add a tax burden on families who already must pay high prices for homes.
  • Home owners already pay 80% to 90% of the income tax in our country, and among those who claim the mortgage interest deduction, almost two-thirds are middle-income earners, says NAR Chief Economist Lawrence Yun. So home owners, who are the pillars of federal income tax revenue, would have to shoulder a bigger tax burden.
  • Home values could fall 15%, says Yun, as buyers discount the value of the mortgage interest deduction in their purchase offers.
  • It’s faulty to link the mortgage meltdown to the country’s support for home ownership. The meltdown is rooted in lax underwriting and faulty ratings by credit rating agencies of the securities backed by the mortgage, says Yun.
Protecting the deduction promotes housing. In supporting the mortgage interest deduction, you help ensure that tomorrow’s families can follow the same path to home ownership that so many of us have already traveled.

I often have folks call or email me asking questions about their particular situation and how soon they can purchase another home after they have gone through a foreclosure. Every person is different as lenders look at a variety of issues when studying your credit history. It is imperative that after a foreclosure you do everything possible to pay all bills on time,have a steady habit of saving as lenders like to see stability, keep steady employment history, keep credit to a minimum with low balances and write letters of explanation as to your extenuating circumstances and the reason for the foreclosure to all credit bureaus and submit to them for your credit file.

An Idea Or Two For Things To Do!

Good Monday morning to all of you! Wake up and smell the coffee! Time to start a new week! I hope you had a great weekend and are ready to conquer the work week!

I had a wonderful weekend and just wanted to share a little about what we did in case any of you might like to take a day trip to do the same! Many of you may have already been to these places several times but no matter how many times I go there seems to always be something I did not notice before and depending on what time of year the scenery is so much different.

We started off Saturday morning heading up to Sky Top Orchards in Flat Rock, NC. As usual we "thought" we would be warm enough but I seem to always forget the temperature at the top of Pinnacle Mountain is 15 degrees colder and windy so heavy coats, scarves and gloves are in order and even a hat to really enjoy all they have to offer here. From the wide variety of apples which they will let you sample with caramel topping to the hot cider and hot cake doughnuts you could stop there and say it was worth the trip. Not only do they have the above but they also have fresh apple pies, apple slush,pears, peaches and in season pumpkins and grapes, fudge apples, honeys, jams and gift boxes. They offer a barnyard with goats, sheep, chickens, turkeys, peacocks, ducks and geese, a nature trail through a bamboo forest bside one of the orchard ponds, you can see cider being made on certain days and watch bees at a working beehive, pick pumpkins, gourds, and fall decorations in season. You may also bring a lunch and enjoy the picnic area and the play area for the children.

Only a few miles away in downtown Hendersonville NC at 532 Kanuga Rd is a place called Blue Water Seafood that boasts a fresh seafood market and find seafood cuisine in an intimate yet casual setting.  They serve a wide variety of seafood either fried, grilled or blackened to fit anyone's craving. We especiallly loved the Blue Water Signature Fish and Chips. It was the best I have had anywhere. If you are looking to pick up fresh seafood to prepare yourself of just out for a great seafood restuarant to enjoy lunch or dinner this is it!

Downtown Hendersonville offers a variety of shops to include antiques and many artists offer a wide variety of local art of all kinds. From eclectic to traditional you will find it all here. In keeping with our fetish for coffee shops there are several coffee shops to choose from. Choose from a wide variety of coffees, smoothies and desserts making this a great way to spend an afternoon.  We tried The Living Room Coffee House as they are well known for their famous cheesecake, coffees and cozy environment.

Reasons To List Your Home During The Holidays!

Good Saturday Morning to everyone! It certainly is BRISK out there this morning. I plan on heading up to Hendersonville to the Sky Top Orchards and then enjoy a late lunch/early dinner at Blue Water Seafood if time allows and later on enjoy dessert and coffee at the quaint downtown coffee shop who has the best desserts anywhere!  I hope you have something special planned for this weekend allowing yourselves to enjoy the beautiful scenery that God has blessed us with!

Below is a list of reasons I think it is a wonderful time for sellers to allow me to market their homes. Many think of pulling their homes off the market especially during the holidays but I have had some of my very best deals happen during this time of year so please take the time to read and let me know if you have any questions at all. I do not charge anything to do a marketing analysis of your home and I do not get paid a dime up front. Payment is rendered out of the proceeds of the sale at closing. If your home does not close you owe nothing. What have you got to lose?

1. During holiday times buyers are much more serious. If you receive a call that someone wants to see your home they are usually very serious.

2. Many times sellers take their homes off the market during the holidays. This gives you a wonderful advantage. This means there are not as many homes to choose from which makes less competition for your home!

3. Your home will be decorated with beautiful Christmas " DÉCOR” making your home show ready  bringing out that cozy welcoming feeling buyers love when previewing homes.

4. Buyers seem to be much more emotional and sentimental this time of year. A great plus for sellers during the holiday season.

5. Buyers have more time to look during the holidays. Many have extended days or even weeks off and are much more determined to see what is out there so they can make decisions for themselves and their families. Making your home available during this time is very important.

6. By selling now you have an opportunity to buy during the Spring, when many houses are on the market giving you a much larger variety of choices.

7. Many folks need to transfer at the beginning of the year so having your home on the market is crucial for those particular buyers.

8. Spartanburg and Greenville Counties have proven in the past that homes sell well during fall and winter months.

9. If you are concerned about a move during the holidays do not be. We can specify a closing date to fit your needs.

10. There are a few buyers that are looking to purchase a home simply because of tax reasons. Having your home available to this group is also important.

11. Many people are highly distracted during this time including real estate agents so hiring an agent who has a proven track record of professionalism without allowing the hustle and bustle of the season to affect the serious job of marketing your home is imperative.

Send Me Your Favorite Places!

Happy Friday to each and every one of you! I hope you all have a wonderful weekend planned and take time to enjoy special times with family and friends! I am hoping to take a ride to Hendersonville to the Sky Top Orchards at Pinnacle Mountain (thank you Sue Ann Fox for reminding me of this place!) and also try out a special seafood restuarant called Blue Water Seafood (also recommended by a Facebook friend) only a few miles from Sky Top.  We already have a favorite coffee shop in downtown Hendersonville that has wonderful coffees but the most delectable cheesecake I have ever tasted! 

I would love it if you would send me a list of your very favorite spots where you enjoy spending time with family and friends. Include your favorite restuarants, hiking trails, coffee shops, specialty stores....anything you find interesting. I would like to start trying to go by these places and write about them!  I have found that many of us spend years never experiencing what we have to offer in our own backyards. It would be great to let other folks know how we feel about our area and how much we appreciate the beauty we are blessed with living in the Carolina's!

How The Foreclosure Crisis Costs You Money

Many of you have asked me questions about how foreclosures might affect your neighborhoods. Let me tell you it drastically affects you and it is vitally important that you are made aware of the consequences. Below is a great article related to this topic that helps explain things. I have had listings that sit directly beside homes where the homeowner vacated the property leaving the grounds unkept and we all know it is generally many months if not more than a year before the foreclosure may actually take place thus leaving the home and grounds in a terrible condition making the home for sale drop further and further in value. Many times banks do not tend to the property for months even after finding out the property has been vacated. Not all banks are the same and this is not always the case but I have seen many times banks allowing the grounds to go unkept as the phone calls I have received would verify. It is so important that homeowners develop a plan if this is possible to keep the grounds kept and their communities visually appealing. When one foreclosure happens and another and another it is not long before your whole community suffers both in the decrease in values as well as lost curb appeal which in today's market is crucial with all the competition that is out there. Homeowners cannot afford to sit idly by watching their home values plummet. Everything possible must be done to insure the whole neighborhood is being represented.

Will They Listen?

Happy Wednesday to you on this the day after election! Wow! What a message sent to Washington!
There are those who have defeated attitudes about the shape our country is in....they do not trust politicians at all no matter what affiliation...and judging the way things have gone in the last few years we have every reason to think this BUT I have a GOD who CAN do what we cannot and I believe prayer works and miracles happen! My prayer is that each and every one of us will determine in our hearts to pray for our leaders on all sides of the issues that they will do whatever is necessary to take our country forward in a manner that will cause our children and their children and future generations to look back on this election and the days beyond it and say thank you for doing what was necessary to make our futures brighter and more secure. May they be able to say our leaders got beyond their petty bickering and differences saying no matter what lies ahead election wise and no matter what special interest groups would like we are going to press forward doing the will of the people and determining in our hearts to get back to the days when folks had high respect for our leaders and their abilities to complete the task they were elected to do.

My prayer is we all will come together in prayer and thanksgiving for each new day He has blessed us with and that we put our differences aside pressing forward with determination that we refuse to allow "POLITICIANS" to control our futures but we INSIST on ALL of them being SERVANTS OF THE PEOPLE!
