Seller Mishaps

This morning I wanted to talk about some common seller mishaps that actually have happened over the years in my real estate career.  As we all know learning from our experiences is what makes us grow. That is how I look at my life in general as well. Every thing we go through is for a reason even regarding our professions. We must use every situation as a learning experience to help us grow and become the best we can be. The same goes for selling a home. We must learn from our mistakes so we do not repeat them again. Knowledge is key to selling your home in the current market we are in.

Seller Mishaps

Seller refuses to sign the state required sellers disclosure.  This opens up the seller to legal liability. State law requires the seller disclose pertinent facts about the condition of their property and in refusing to do so they are violating the law as well as putting themselves at risk of a law suit from any potential buyer that finds out after the fact there were hidden defects in the home the seller might have refused to disclose.

Seller demands a price without understanding the market. Doing this causes their home to stay stagnant on the market losing out on their best chances of selling in the early weeks of the listing period and seller refused consultation. In these cases the agent should refuse the listing. It is a complete waste of the agents advertising dollars to substantially overprice a home. Buyer agents will pull comparable sales and when they find a home that is substantially overpriced it let's the agents and the buyers know the seller is unreasonable in their expectations and they generally will not show the home at all.

Seller refuses to declutter and deep clean their home. The seller wants to place their home on the market without doing anything to help present the home in the very best light possible. This is one of the most important things a seller can do when putting their home up for sale. CLEAN! CLEAN! CLEAN! Getting rid of clutter, personal items, freshly painting, picking up debris in the yard, pressure washing, cleaning kitchen appliances, drawers and cabinets etc... is imperative in a market where even banks are presenting their homes repaired and ready to sell. There is too much competition and a seller that refuses to do the above will find themselves sitting on the market for a very long time if they sell at all.

Seller refuses to remove animals from their home during showings. I will be the first to say I absolutely love animals. I grew up on a farm most of my life BUT when you are selling a home it is the "kiss of death" to your sale. I know that most homeowners who have pets in their homes think of them as family. A buyer does not! Of course having one animal versus several in the home makes a huge difference too. Many buyers will even ask me before we look at homes are there any animals in the house? If I say yes they will not even preview the home. Many people are allergic to indoor animals and unfortunately the facts are that you are going to be limited to buyers who are pet lovers themselves and do not mind animals in the home.

Seller refuses to make any repairs to the home. I have seen time and time again a seller who says I want to put my home on the market and usually they want to price it high and want to sell as is. When  you have an overpriced home with obvious repairs that need to be made you can forget about selling your home. Buyers are going to choose the best price in the best condition NOT the highest price in the worst condition. Sellers must realize this or they are going to be looking at yet another home sitting stagnant on the market.  When you can see the home has leaks, rotten fascia boards or other rotten areas, peeling paint, standing water under the home, appliances that do not work, bulbs burned out etc...a buyer is going to look at this and if interested at all will make a very low offer.

Seller refuses to listen because they are emotionally attached to the home. I have seen this happen many times even to the point of being treated like I am the enemy because I had the audacity to send them feedback from other agents they requested themselves and then once I sent the feedback they said  I don't appreciate all the negative feedback so just don't tell me anymore feedback etc.... A seller must not allow emotion to become involved in the sale of their home if they truly want to sell. The buyers are not as concerned about whether you grew up in this home or not or how much time and work you put into the home. They are looking for their best deal  in the best condition in the best location they can find  We are in a very tough market where there are many homes to choose from. Doing everything possible to present the home in the very best condition is imperative. Suggestions from others can be a great help to you when you are emotionally attached.

Seller refuses to comply with contract and make necessary requested repairs. Seller is fortunate enough to have a buyer that makes a good offer and work out the deal and they are on their way to closing but then the buyer conducts inspections and sends over the repair requests and the seller refuses to comply with the contract. Sellers need to realize that making necessary repairs is part of selling a home.  It is part of our state contracts that the buyer has the right to conduct inspections and that the seller will comply with those repair requests listed in the contract.  Having the heat and air, electrical, plumbing, structural damage, roof leaks, appliances, any environmental issues, termite issues are items that the buyer has the right to ask to be repaired before closing.

Seller is a smoker and refuses to stop smoking inside the home. This is a real deal killer. I have seen time and time again homes sit stagnant for months and months on the market simply because of this one thing.  If you want to sell your home it must not smell like a smoke factory. Buyers will walk in and walk right back out. If you have ever smoked in your home and want to put it on the market you must deep clean everything before putting it up for sale including the draperies and curtains and even then it may be a hard sale as most people that don't smoke will pick up on a smokers home in a split second.  I even have smokers who tell me they do not smoke in the home and do not want to purchase a home where the house has been smoked in.

These are just a few mishaps mentioned today. I will pick up on more at a later time.  I hope this was informative and helpful. Please do not hesitate to ask any questions you may have regarding the sale or purchase of a home! I would love the opportunity!

Have a GREAT day!

The Enemy is Us!

We are our worst enemy in most things wouldn't you agree? We listen to this inner voice of unseen judges that constantly nag at our internal beings. We allow these judges a seat of high honor in our minds allowing them to accompany us through life robbing us of our joy and peace not realizing that we have the power to squelch them even if only momentarily. It is a work in progress but we can fight the battle each and every day eventually winning the war with God's help.

In a previous blog I wrote about how my father went from being a drunk to a Christian and a complete and total 360 happened in our home. Please understand that what I am saying here is in no way criticizing but only intended to make a point about what we focus on and that how we are raised really does affect us for the rest of our lives for the good or bad. I will never regret my father turning his life around for the better and accepting Christ into his life as that is what made me realize that miracles can and do happen and what led me to open my heart to Christ as well. Our home life went from liberal to conservative to the extreme. We moved to SC so that my Dad could enroll in Bible College. My life was saturated in church services, Sunday School, revivals, campmeetings, nursing home services, music ministry etc. He began to take on the exact mannerisms of other preachers and pastors he was associated with. This was common practice in a Bible college. It is only normal to take on the same mannerisms when you are a new convert or new preacher in training.

Most of my life has been surrounded by strict guidelines and rules being concerned about appearances.  The Bible was our guide which is as it should be but during my life I have come to realize that interpretations of the scriptures can be quite diverse, distorted and taken out of context. I grew up in churches who preached strict separation to the extreme where many times dear Christian brothers and sisters were in my opinion mistreated and shunned for differences of opinions and those who did not know Christ would never darken the door of a church again simply because of the way they had been treated.  Issue oriented preaching was the norm and shouting it out where the preacher never got the opportunity to preach was commonplace. On the surface it was an exciting and joyous place but their were sinister happenings on the inside. This was not in every church but in many of them and it had a profound affect on my life. As a young girl I watched hypocritical actions that were so upsetting that it made me cynical and mistrusting at a very young age. Abuses of many kinds happened. There were preachers and preachers wives who called out folks publicly humiliating them, leading the flock meant controlling the flock like a dictatorship, preachers who beat and abused their wives using the verse that a woman should be under submission to her husband as an excuse, deacons who embarrassed their children publicly to the extent of causing extreme fear and anxiety in their home using the verse that they must rule their household,  and I can remember like it was yesterday one preacher who made his wife sleep in the hallway to punish her for her unacceptable behavior. Needless to say that family dissolved and the wife eventually got up the courage to leave him. She had to endure extreme ridicule from the church in doing so. I remember one missionary who had a biting fetish when making love to his wife and the bruises were exposed to prove it and a preacher placed in charge of children who abused them on a regular basis which finally was exposed publicly years later. I could go on and on and on.

I said all of the above not to shed light on the wrongdoings of those above but to shed light on the fact that if we allow the actions of others to affect our Christian walk with Jesus we are the ones who lose. We are the ones left with sadness and become stagnant and cannot be of use to ourselves or anyone else. I am living proof of that. I did allow the built up anger to overflow into my mind making me numb keeping me from the real joy of knowing Christ and resting in the knowledge He is a friend that sticketh closer than a brother and that we cannot look to those around us expecting perfection. They will fail us. Jesus never fails us. We cannot be held responsible for the actions of others whether good or bad but we are held responsible for our own actions.

During the course of my life I have been through many ordeals and suffered abuses from a young age which I won't go in to at this time. I could blame all of those incidents above on harming me greatly emotionally and physically as I am quite sure many of you could attest to the same thing. The facts are that between those actions and the actions that happened to me personally could keep anyone from ever trying to go forward in a church again.

I said all of the above to bring to our attention the fact that we all should be conscience of those around us and treat others the way Jesus would treat them. We should be loving others with an unconditional love. I believe all of us will give an account of the way we treat each other every day of our lives. The voices inside my head and heart almost drove me crazy. Don't do this....don't do that...you are not right if you do this...you are not right if you don't do that. It was engrained in my brain from a very young age.

It has been a work in progress studying for myself and realizing that God loves us with an unconditional love....all of us! Yes! He loves even the ones who did the terrible things I mentioned above. There are no perfect people as I myself have done things I am very ashamed of during times of anger and resentment allowing myself to dwell on the past. I left God. He did not leave me. I have had to ask God to forgive me for failing Him in so many ways.

As time has passed and I have allowed myself to forgive, which believe me is no easy task, I have started to open my heart again through studying and praying on my own, the help of  those closest to me and through listening to a wonderful Pastor who understands that preaching with love is the only way to be effective. He does not mince words however and preaches the Bible regardless but without arrogance and pride. He has brought to life the Bible in down to earth terms with such passion and love that you totally forget the past and just want to focus on the now making a difference in the lives of those around you.He has the power of God on him as we can see God working in every aspect of the workings of this church.  He has no idea I feel this way as I have made it a point to show up just before the service starts and leave the minute it is over but both he and his wife have helped my family so much spiritually and for that I will always be so thankful. They are shining examples of what a preacher and preacher's wife should be. I always leave knowing I have been to church but without a feeling of condemnation and judgment. He speaks the truth in love. We need more of those preachers in our world. Those who are not afraid to preach the truth but who realize that if it is not seasoned in true love the way Jesus meant for us to love it is in vain.

May we all remember that each and every person that God places in our lives is there for a reason. We are not here to run others down who are already down. All of us have some type of battle we are fighting. We are here to restore making a profound difference in the lives of those around us. Help us all to allow God to forgive us letting go of the past that is keeping us held hostage so we can actually make a difference.

Help us God to stop being our own worst enemy.

Take time to enjoy the morning!

This morning is especially beautiful since we had a wonderful downpour to liven things back up again. The grass is a beautiful lime green. the leaves are turning into many different colors and Lake Cooley is shimmering with the sun shining its glory all around. I am thinking how truly fortunate and extremely thankful I am for the opportunity to stay here even for a little while.  I am extremely blessed to be able to look out over my back deck to the most picturesque scenes each day.  I think about how many days I have not taken the time to enjoy God's beauty and how many times I have walked right past delightful and inspiring blessings sent from above and I feel ashamed. God knows everything before it ever happens. He knows about all the bad and the good in our lives. He knows how we have to fight the outside world with all its negativity. I truly believe this is why God provides us all of His wonders of nature to enjoy. Help us remember to stop, say thank you and take in the richness of life all around us because no matter where we are there are marvelous and miraculous things to enjoy to help us realize there is a higher power who wants us to be joyful, happy and fulfilled.

I hope your day is brimming with beauty!

Forgive and be free!

Happy Monday morning to everyone!  I am so glad for the rain. My yard is "crunchy"! You can just see the grass gulping the drops of rain as if there might not be any more for a while.

My thoughts are on forgiveness this morning as my heart is heavy for someone particular who has a very difficult time just letting things go and forgetting so they can move forward in their life. I have been there myself and sympathize but the hazards are many when we allow anger, bitterness, resentment and unforgiveness to fester in our lives. Our thoughts become consumed with negativity that truly causes us to become unproductive in all aspects of our lives.  We think so much about what others have done to us many times exaggerating the details to make it sound much worse than it really is because in our minds we have let this grow to enormous proportions. We become so consumed with these thoughts that we are of no use to our own families and friends. Can't you always tell when you are in the presence of an angry resentful man or woman?  It seems even the air around you becomes still and angry. Allowing ourselves to dwell constantly on what others have done affects us physically, spiritually and emotionally. Every aspect of our lives becomes consumed with us being bound to the person we think has done us wrong. When we hold resentment toward others, we are bound to them emotionally. Forgiveness is the only way to be free! God tells us that in order for us to love Him we must love others and we cannot love others unless we FORGIVE them.  There is no forgiveness without love. To have peace and happiness in your life you must forgive. Seathing with thoughts of unforgiveness holds you prisoner until you release those thoughts and forgive allowing you to be set free. Sincere forgiveness does not mean the other person must change or say I am sorry. Love and forgive them anyway. This may take practice on our parts but the point is to keep trying. We know we have truly forgiven when we think about the person who hurt us and can wish them well. In order to forgive we must let go of the past because without forgiveness there is no future.

My prayer is that we all will work each and every day to forgive the wrongdoings of others breaking free from the chokehold unforgiveness has on us so that we all can truly be free to live our lives to the fullest in happiness, peace and joy!

Have a wonderful week!

Fall Remembrances

Do you have any memories that are stuck in your head forever regarding certain seasons of the year?  My Dad died when he was 52 with a massive heart attack and Thanksgiving was the last time we were all together celebrating all that God has given us.  At the time of his death he owned and ran over a hundred acre farm and was pastoring a church. That was 16 years ago. There was no warning he was silently carrying a ticking time bomb.  He was a rugged man constantly working; a true outdoorsman with the expected dark tan and looked to be in optimal health. I truly believe that holiday became a dreaded holiday for many years for me as I always said my least favorite time was the “fall” because it reminded me of death. I would watch the leaves change and even though they were beautiful it made me very sad knowing that this was the end of their cycle. It was the end of the journey and it was time to die. It was the same for my Dad.  His time had come and I truly believe that due to living a jam packed life of “doing” and never “stopping” the stress on his heart was just too much.
For almost all of my life I can remember my Dad running a farm, working a full time job and either pastoring or ministering in some way. The times before that, when I was very young, were not such happy times, as my Dad before he became a Christian loved to party and if not a true alcoholic was borderline. Many days and nights I remember the fights, the crying and the pain involved where addictions had taken over his life to the point of fists flying. I remember the holes placed in walls which of course were covered with pictures,  the physical confrontations and words said that should never be uttered.  The affects of this type of lifestyle are long term for all involved.
My Dad’s upbringing was rough living in a time when working the fields was much more important than going to school. His life was changed forever when in the 10th grade he was driving a tractor in the fields and it overturned on top of him breaking his legs and putting him in a body cast for almost a year. It was at that time he decided that leaving home was going to happen and he took to the Bronx to live with his brother. That was a turning point for the worse in his life and some years of looking over his shoulder for things he had been involved in and paying a high price emotionally and physically.  The strange thing is he said many times he would die young. He never seemed to doubt it.
You can imagine how happy my Mother and I were when a dear friend of my Dad’s witnessed to him that he could have clear direction in his life and peace, joy and happiness through Jesus Christ.  I will never forget the total transformation that took place when my Dad accepted Jesus into his heart. Our entire lives changed. It was a total 360. Truly in his case old things passed away!
Therefore if any man [be] in Christ, [he is] a new creature: old things are passed away; behold, all things are become new.”  2 Corinthians 5:17.
I witnessed at a very young age that God performs miracles because I lived the miracle.
Now that the years have passed and I have been through many Fall seasons the passage of time has eased the pain and has brought me to the realization that God is in total control and knows all things. My Dad is in the very best place he could possibly be. No more sorrow, no pain, no worries, no stress, no bills to pay, no disputes to settle, no counseling to perform, no more wearing his heart out from all the above! He is in an eternal place of happiness, joy, peace and beauty.  In my mind I like to think that God has placed my Dad in charge of the animals and gardens because my Dad loved this so much.
God’s promises have always been there if I would just stop and take time to listen. He promises never to leave us nor forsake us. He promises His love for us will endure forever. It is unconditional. He sticketh closer than a brother. He promises to supply our needs. He loves us with a totally unconditional love that we truly cannot fathom. His love for us runs so deep that we run from it losing out on the experience of just resting in Him.
This year is much more peaceful for me than previous years as I have allowed God back into my life when I pushed Him away for a while due to anger and bitterness at past situations and failures. We cannot allow those things to hinder us from a close personal relationship with God. Doing so robs us of our joy. Our time is short. We are not promised tomorrow as you can see in the case of my Father passing at only age 52.
Seize this season of changing colors. Take time to gaze on their brightly colored hues and bask in the sunshine while it is still here. Savor every moment you have with the ones you love so your Fall remembrances are like a second spring when every leaf that falls is a flower.

TGIF! Now I truly smile!

Good Morning once again! It’s FRIDAY!  There is just something about that word that seems to always lift folks right out of the doldrums!
I talk with people all week long by phone, emails and texting and so many times there will be comments on how they cannot wait for Friday. It’s TGIF and pretty much after 3 PM I cannot seem to find anyone who wants to work and finish their day because they are off to their weekend plans. It always brought a smile to my face as I have always been a workaholic and just never understood why getting excited about Fridays was so special.  At least I did not understand until I met the most wonderful man in the world who has taught me that taking time to enjoy the “moments” is what it is all about.  He has helped me see that slowing down to “smell the roses” even though I have always loved roses, would actually help me be more productive in my life as a whole. Not everything we do needs to be measured in “dollars”.  For those who know me, my nature is to be continuously on the go no matter what I am doing. I am a now person. If an email, phone call or text comes in I am on it to the exasperation of my family in many cases. I am addicted to my gadgets!  Those of us who are constant movers can relate but those who are more laid back think we are crazy and I guess in some ways we are.  I am truly thankful that God made us all unique and different so that we could help each other find balance.  In order for all of us to be truly happy we have to find that balance and allow ourselves time to rejuvenate and reconnect with those that are dear to us. I am truly starting to understand how much happier it makes you when you really take time to “ smell the roses”!
So to all of you out there who are of the "take it easy" sort….THANK YOU!  God made you so that you could help the rest of us STOP before we DROP!!!  Now let’s ALL enjoy our weekend!

Homebuying Mistakes!

Buying a home is one of the most rewarding and exciting things you can do for yourself and your future. Owning a home versus renting knowing that you are making one of the most important investments you will ever make is a wonderful feeling but there are mistakes that can be made in our haste to become the happy homeowner!  Knowing about these things in advance will make the home buying process go much smoother. Here are just a few things to look out for when you are planning on purchasing a home.
Homebuying Mistakes!
1-      Not shopping around for your best mortgage deal!  Always tell mortgage lenders you are shopping for your very best deal.  Get them to explain all your different options making sure you understand.  Doing so can save you money.
2-      Buying a home for the short term. Buying when the market is down thinking you will buy and turn a quick profit is not wise.  Plan on staying in the home for several  years.
3-      Not learning about the area you are in. It is extremely important for you to do your research in studying about the local market as they are not the same as the national market.
4-      Not looking for your very best deal. Never buy with emotion involved.  This can save you thousands and help you to turn a profit when you do decide to sell.
5-      Being pressured into buying a foreclosure. These properties are generally sold all as is condition. It is imperative that you are extremely careful doing inspections and due diligence before rushing into a foreclosure purchase.
6-      Buying just because the lender says you can afford it. Never purchase a home at your maximum approval amount as you never know what the future will hold.
7-      Not hiring a buyer’s agent to represent you. Trying to muddle through on your own is extremely risky and is most definitely not recommended for a first time home buyer or any other buyer for that matter!
These are just a few mistakes that can be made when purchasing a home. Hiring a BUYER’S AGENT can help you avoid all of the above as well as help you with many other questions and concerns that may come up during the home buying process.  Please do not hesitate to ask me any questions you may have!  I would appreciate the opportunity!

May God's Goodness Shine In Your Life

Welcome to Fall!  It always amazes me to look outside and like clockwork see the leaves changing before my eyes just as September 22nd arrives. I am in awe of our God and His handiwork and how He has planned everything to happen with such precision and timing.  I truly cannot fathom how anyone could not believe in God when He is all around us! I can feel Him everywhere.

With the beauty of Fall beginning all around us it reminds me of how God should be shining in our lives. It reminds me of how I need to let go of past failures and sins that I have held on to bringing up time and time again when He has covered them with His blood. When we "let go" His word will become our light and our sunshine. Satan's job is to keep us in bondage and he knows our every weakness. In order for us to be a "shining light" for ourselves and those around us we must allow God to shine and give Him glory, praise and honor for everything we are and do. For without Him we can do nothing. God gave us His word to study and grow to be able to face all of lifes problems and as we do this our past failures will be just that as He becomes the focus of our attention.

When God is allowed into our lives and hearts we see a change in our behaviors and we begin to shine our lights so that others can see Jesus through us. We no longer dwell on our past mistakes and failures so that we become stagnant in our relationships but we become a source of encouragement and guidance. God's goodness starts to shine through in everything we do. Others can see a source of light in their lives.

Our lives are surrounded by "hurting souls" living defeated lives. It is our God given duty to shine our lights so that others may also experience walking in the light of God's love.

We ALL can turn from our past and walk directly to the SUN (SON)!

Tips For Fall Maintenance!

Good Morning! I pray you all have a productive and blessed week ahead.

As FALL is upon us there are many things to start thinking about such as splitting and trimming back our plants, decorating for Fall, plant those bulbs and Mums, preparing our trees for the cold months ahead by trimming and getting rid of damaged and splitting tree limbs so that if and when we have a cold snap with possible ice you do not have a much more serious problem to deal with, pruning our trees and shrubs, fertilizing, and spraying for pests.

Here are just a few tips for Tree Maintenance to help you avoid having a more serious problem later during the winter months.

RISMEDIA, September 21, 2010--Trees are often overlooked during the summer when it comes to watering. Yet, when trees go dormant for autumn and winter – meaning active root growth comes to a standstill – and deciduous trees lose their leaves, they make up for deficits and absorb as much water and nutrients as they can hold. Enter fall's first rains, windstorms and freezes, and homeowners are guaranteed a dose of trouble.

Homeowners are advised to follow seven guidelines this fall to avoid tree problems year round.

#1 Hydrate
Trees with deep root systems typically do not need extra water, while trees with shallow roots do. Your tree is thirsty if it is brown in places, or if some of its branches are dead or brittle. If needed, place mulch at the base of the tree to help the soil retain water.

#2 Plant for all seasons, and for your region
It is best to plant trees that thrive in your home city's weather. Young trees planted in locations subject to harsh weather should be staked until their root balls have grown strong enough to support them. Protect against nibbling animals by placing a small fence around the base. And be sure to check with local jurisdictions on permits needed or other restrictions.

#3 Remove troublemakers

If a tree is located next to a foundation, path or fence, or along an irrigation, sewer or utility line, fall is a good time to move it, or even remove it.

To remove a tree quickly, and effortlessly, a chainsaw can be used to cut the tree down piece by piece (consult an arborist for larger projects or when tree falling has the potential to harm property or people). For safety and efficiency, keep the chainsaw chain sharp. Given that manually sharpening a saw chain can take more than an hour, consider using PowerSharp, a seconds-fast and portable chainsaw sharpening system. PowerSharp is comprised of a unique chain, a bar-mount sharpener, and a guide bar. Used together on the saw, and on the job, these components keep a chainsaw sharp the easy way. To see how it works, visit powersharp.com.

# 4 Prune
Fall is the time to prune most trees. With an expert's help or on your own, prune to open up the tree's crown and remove excess limbs and dead or weakened wood. Use your chainsaw to complete the job quicker.

# 5 Remove fallen leaves
Remove fallen leaves to be certain that the base of your tree can "breathe," and to remove a haven for tree-damaging insects. This also assures that any plants below the tree get adequate water and light.

# 6 Spray
If an insect is attacking a tree, fall is the best time to apply dormant spray on fruiting trees.

# 7 Fertilize
Most trees don't require fertilizer although fruiting and flowering trees may benefit from it. Late fall is a good time to fertilize because winter rains will prevent chemical burn. Fertilize after the first frost to prevent new, tender growth from damage.

Requiring very little maintenance in the fall, trees provide strong focal points to landscapes. Deciduous trees present various colors and appearances throughout the year, and evergreens breathe life and color year-round. Take care of your trees and you will enjoy them for years to come.

I have heard folks say many times that I am only one person and I cannot make a difference.   With so many hurting souls around us it is time we all realize that we individually CAN make a difference.
You and you alone may be the only light that another person sees in their life. You and you alone may be the only influence someone else will listen to. You and you alone may be the smile that someone else needs to get them through their day. You and you alone may be the only person who can be the example that someone else needs.  What you can do I cannot and what I can do you cannot. We all can make a difference where we are!
None of us needs to wait a single moment to try and improve our world around us. Unless we show that we truly care, things around us will not get better.  Each of us individually has to truly be concerned about the needs of others. We need to be willing to help in a world that needs so very much. Being good is commendable but ONLY when it is combined with DOING good does it make a difference. We make a huge mistake to think that just because we can only do a little we should not do at all. Do what you can, when you can, with all the love you can because wherever you turn you can find someone who needs you. We cannot let what we cannot do intervere with what we can do!  We should let no one come in contact with us that doesn’t leave us happier and better than they were before.
I am only one, but I am one.  I cannot do everything, but I can do something.  And I will not let what I cannot do interfere with what I can do.  ~Edward Everett Hale

TIPS for a happier life!

1. It hurts to love someone and not be loved in return.
Life is not always fair. There will be times when the love
we give will not be returned. We have to decide if it is worth
the struggle to keep trying. I was married for 22 years until
one day I realized that  I felt utterly alone. You cannot give away
what you do not have. Sometimes you have
to move on. I now am married to the "man of my dreams".

2. A sad thing in life is when you meet someone who
means a lot to you, only to find out in the end that it was
never meant to be and you just have to let go. It could be friends,
a girlfriend or boyfriend or a spouse.
God always knows best and everything that happens
in our lives is for a reason. We must accept this and move on.

3. The best kind of friend is the kind you can sit on a
porch swing with, never say a word, and then walk away
feeling like it was the best conversation you've ever had.
True friends treat you the same at all times. They do not speak
to you one day and ignore you another. They treat you with respect.
Help us all to be the friend we would like to have.

4. It's true that we don't know what we've got until we lose
it, but it's also true that we don't know what we've been
missing until it arrives. Even though we may experience loss we
cannot allow this to harden our hearts keeping us from allowing
others in. We lose out on alot of love when we do this.
Let the past go, keep your hearts open so you will recogize
what you have been missing. It might just have been
standing in front of you the whole time.

5. Don't be deceived by good looks. This will fade.
Don't go for wealth, it will not make you happy.
Go for someone who makes you smile and
loves God with all their heart and is your very best friend.
These 3 things can make all the difference in your life.
There is no substitution for a companion who can make you laugh,
is completely trustworthy and loves God with his whole heart.

6. Dream! Be everything you want to be. We only have
one life to live on earth. Stay clear of those who would
belittle your dreams. I have always been a big dreamer.
It has been what has kept me going in the midst of much
sadness and chaos in my life. I can be anywhere I want to be
in my dreams. Never allow anyone to keep you from dreaming.
Expel any toxic person from your life that crushes your spirit
causing you to stop dreaming!

7. Be sensitive to the feelings of others. If whatever is being said
or done would hurt you, do not say it. There are so many of us
with many problems and worries. Help us all to realize this and
be kind building one another up instead of tearing each other down.

8. Give out words of blessing and healing. Never be full of strife.
Be a peacemaker. We all carry many burdens and should be helping
each other through and NOT adding to them. Think how this world
would be such a peaceful place if everyone had this motto in their lives.

9. The happiest of people don't necessarily have the best
of everything they just make the most of everything that comes
along their way. We don't have to have the best of everything in
order to be happy. Not until we are contented with what God
has given us will He bless us with more.

10. Love is a wonderful thing. It begins with a smile just like
when we were born. We all smile when a baby is brought
into this world. The feelings we experience make us feel
completely happy and by the end of our lives this same love
ends with a tear. Help us all live our lives so that when we die,
we are the ones smiling and everyone else is crying.

This Bird Needs Psychological HELP!

Ok. I need your help!  Does anyone out there know what I can do to STOP birds from constantly flying into my windows? I have this one bird especially who  starts very early in the morning and continues to do it all day! I have a home office and guess what? That is the very window it spends most of the time at but it goes up and down the back side of my house to all of the windows.  I am a bird lover and have several feeders up and this is the first time I have ever had a bird to constantly do this.  It is driving me crazy. No matter what I have done so far it comes right back!
If you know of anyone who would like to BUY or SELL a home please let them know about my services. I pledge to you and to them I will do my very best guiding them through the process doing everything I can to make the buying and selling process as stress free as possible.

Negative Thoughts are TOXIC.

  1.    Listen to your SELF talk.  Are you filled with negative statements because if you are you are sabotaging yourself.  If you don’t think you are worth what you desire, why should anyone else? Some of us get up first thing in the morning only dwelling on what we don’t have or cannot do.  We bring into our lives exactly what we speak. The more negative words we speak the more powerful they become until the positive has taken the very back seat. Speak positive words and you will have positive results.

 2.    Be aware of who you are associating with.  This is extremely important and I have experienced this many times in my own life.  If there are family, friends or co-workers who are habitually negative in your life you need to eliminate those people from your life.  These are TOXIC relationships.  Any kind of negative relationship whether personally or professionally saps the life out of you. If you want to keep negativity out of your life you must stay clear of negative influences.

 3.    Do something that you enjoy every day.  It may be listening to music, reading a book, going for a walk, watching your favorite TV show or spending time with a loved one. Whatever you truly enjoy should be regularly scheduled into your day to day life. Pampering yourself will do wonders to alleviate negative thinking. I enjoy visiting different coffee shops, browsing quaint stores or pontoon boat riding. It is very difficult for me to STOP and smell the roses, the coffee, the crisp fall air etc...Anyone who knows me is smiling right now because they know to get me to slow down is practically impossible but I will tell you it has affected my health greatly and not taking time for yourself is very detrimental to you emotionally, physically and spiritually.

4. Stay organized. This is where I need much help. I get so busy and overwhelmed with the task at hand that very quickly my desk piles up around me. Just about the time I think I am going to start organizing I get another call, text or email and I am off to take care of the matter. I am a now person. I react immediately which keeps my constantly in a state of frenzy.  In order to keep our thought process toward the positive keeping our homes and offices free of clutter is very important. Allowing chaos to enter in destroys your positive thought process.

 5. Don’t forget God.  We get so caught up in the day to day business of life that we totally forget our CREATOR. He is the one who allows us all the opportunities that come into our lives, the one who gives us health, strength, courage and the ability to truly be positive. Without His help in a world where all we hear lately is the negative I cannot imagine my life without Him. We need to STOP and say THANK YOU before we ever set out to begin our day. We would be amazed at how much better we would feel in all aspects of our lives.

When you do nothing, you feel overwhelmed and powerless. When you are actively making concerted efforts daily to speak the positive into your life not allowing negative influences in you will be amazed that even your energy levels will be markedly improved, your relationships will be happier and you will be on your way to having those things in your life that are positive because you are speaking the good into your life and not allowing negativity to control you any longer.

For I know the thoughts that I think toward you, saith the LORD, thoughts of peace, and not of evil, to give you an expected end.” KJV  Jeremiah 29:11

Passionate Living in SC: If GOD should go on STRIKE!: "Our thought today is about what our lives would be like if God should go on strike. Listen to the news for any length of time and you will ..."

If GOD should go on STRIKE!

Our thought today is about what our lives would be like if God should go on strike.  Listen to the news for any length of time and you will hear about folks complaining and whining about not being treated fairly, not liking their jobs, not making enough money, discrimination, not having the right equipment, trying to make political statements and so forth. Alot of the above might be "UNION" related but it is also everywhere else. It has permeated our entire society.

I wonder what God thinks about us when he sees how ungrateful and uncaring we are for those around us.  Men are always looking for a better deal hurting those around them to gain the things they want.  Greed is everywhere even in our churches. This should not be.

I am so thankful that our God has never gone on strike because he was not treated fairly. He has never given up on us or said he has had enough! He could say at any moment, " Sun stop shining" and completely cut off our heat supply. He could tell the moon to shine no more and leave us in utter darkness and cause the oceans to run dry. He could turn off our vital oxygen so we could no longer breathe. Yes, if fairness was the game He would be justified in doing all of these things for noone has been met with more disdain yet He chooses to show his love, mercy and grace and all of these things are FREE.

He was never treated fairly yet He loves us with an unconditional love. This is a huge lesson for us all to remember. Let us treat others the way we would like to be treated for in so doing we show the love of Christ. We cannot say we love God when our treatment of others does not line up with God's clear example of love. He tells us to: " Recompense to no man evil for evil. Provide things honest in the sight of all men. " and he also says, "Be not overcome of evil, but overcome evil with good."

Passionate Living in SC: You’ve been warned!

Passionate Living in SC: You’ve been warned!: "In this ever changing housing market with rules and regulations constantly changing it is imperative that a buyer hires a professional exp..."

You’ve been warned!

In this ever changing housing market with rules and regulations constantly changing  it is imperative that a buyer hires a professional experienced agent  to guide them through the complicated and sometimes exasperating process of purchasing a home. Having an EXPERIENCED BUYER’S AGENT who has closed hundreds of transactions not only brings peace of mind but also could save you thousands.
Here are just a few GREAT reasons to hire a BUYERS AGENT:
1-      A BUYER’S AGENT  can refer a good reputable lender. This is KEY to having a successful transaction. No one should be out looking at properties until they have been preapproved.  I cannot tell you how many deals I have been through when first starting out in the business years ago that fell through due to lack of experience, greed, discrimination and is some cases dishonesty.  Of course the buyer has the right to choose whomever they wish but a good BUYER’S AGENT can give you choices to help you make an informed decision.

2-      A BUYER’S AGENT will have many contacts they have worked with over the years who have proven their value and work ethic. This can save you thousands of dollars! Hiring the right inspectors  (home, termite, radon, environmental, septic, well),  surveyors, attorneys, home warranty companies, insurance companies etc… can make all the difference to you.

3-      A BUYER’S AGENT represents only the BUYER! They do NOT represent the seller. Most buyer’s I have talked with do not understand this and it is an agent’s job to explain agency to you the buyer at the first opportunity they have.  Agents get angry when they lose customers to other agents when really if they would do their job and explain the buying process to you as their potential client letting you know that they will be working in your best interest to help from start to finish through the home buying process they would not have to worry about losing you to another agent.  When we explain to you the buyer that we are working straight commission and  let you know that we truly would appreciate your loyalty just as we pledge our loyalty to you  we will get what we ask for. We all have lost clients to other agents and I accept that when I do not do my job properly that can happen but it Is very rare it would happen when you the buyer are properly informed. I have found most buyers are very appreciative of how hard I work for their best interests and are loyal to me and have no problem signing a buyer’s agency. When they truly understand they are happy to sign knowing their interests are being looked after and they also are looking after me because they know I am working diligently on their behalf.

4-      A BUYER’S AGENT negotiates on the buyer’s behalf.  An experienced agent knows the in’s and out’s of the type of loan programs and based upon what your lender has preapproved you for and the rules and regulations that go with that particular type of mortgage it is imperative that your agent work hand in hand with your loan officer to make sure when you present an offer it is done correctly.  A buyer may need the seller to pay their closing costs,   FHA work to be completed on the home,  or any other  number of concerns and issues the lender may address.  A buyer NEEDS a BUYER’s AGENT!

5-       A BUYER’S AGENT knows the market! A buyer can save themselves countless hours and aggravation by giving their agent a detailed description of what they are looking for in a home instead of trying to do it all on their own. Tell your agent what your LiFESTYLE is! This is one of the most important things when purchasing a home.  An EXPERIENCED AGENT will pull all the homes that meet your criteria from the area you want to be in, pull comparable sales of the homes so you will know how much you should offer, helps you to keep emotion out of the transaction, can provide aerial and property maps, provide seller disclosures, lead based paint documentation,  tax records, mortgage history if available, demographics, surveys, restrictions, HOA information and much more.
These are just a few reasons to use a BUYER’S AGENT when searching for one of the most important assets you will ever purchase. It pays to be informed.

I will address this more in future posts.  I hope this has been informative for you. Please do not hesitate to ask any questions you may have. I would love the opportunity!

It’s ME or the PIGS!

Today my mind has been wandering back to my childhood and I thought I would share just a snippet of what life was like for me in my earlier years.  I hope you find this a source of inspiration and laughter!
When I was very young I lived in Tampa, Florida on a mini farm. Except for the front of our lot we had orange groves surrounding us. My Dad raised pigs, a few cows, chickens and a VERY mean turkey plus we almost always had cats and at least one dog. Truly this was really no place for a “FARM” but my Dad loved the farm life and he would never be anywhere without his animals and gardens. He loved every minute of it. We were close to Tarpon Springs and the ocean yet we never visited as much as you would think. Many years after moving away I went back for a visit of the area.  I remember thinking what a tiny little cracker box of a home yet when I was a child it was a palace to me. I remember my Mother calling the room on the back side of our home a “Florida Room”.  It was the most unique room in the house as it was a special addition running the length of the back side of the home and it had a fireplace.
I will never forget the “Smokehouse” behind our home my sister and I used for a playhouse.  This was where I taught my little sister to make and eat mud pies! Imagine my mother’s surprise when we both ended up with a visit from the worm family. I STILL remember those little red pills we were made to take that promptly took care of the problem.
I remember the “hog pens” and being allowed to help feed and care for them and how I was given the runt! This “PET PIG”  ran around like a dog and I have a photo of me actually riding it.  Imagine how upset I was when that “PET” disappeared. I also was allowed to have a “PET COW” which I bottle fed and imagine my anger (well as much anger as a little girl could muster) when I hear noise and open the curtain to find my “PET COW” shot between the eyes, put up on racks, slit down the middle and its innards removed etc….which of course caused me to start screaming bloody murder calling my Dad every name that a little girl could think of.  Well, needless to say,  none of us could eat that meat for a VERY long time and that was the last time I was ever allowed a “PET” that was bound for our table.
We had a wonderful neighbor who lived across the street who used to sew for us. I remember her making me a very interesting and brightly colored jumpsuit. I couldn’t wait to put it on but my enthusiasm quickly diminished when I went outside and had to face the “FREE RANGE TURKEY” that my parents owned. This turkey starts dancing around me,  pecking  me  in what seems all directions and then chasing me. This bird hated my outfit as this was the only time he acted up this much. This torment went on for a very long time until one day this evil bird decided to cross the very busy highway in front of our home and my misery was over!  Seems the turkey was not the only creature that could not stay where they belonged.  I remember vividly as though it were yesterday my Mother calling my Dad to let him know that one of our largest “HOGS”  weighing  many hundreds of pounds had gotten out and started across the highway and just sat down. This was the middle of Gunn Highway and a very well traveled road.  There were cars lined up as far as you could see.  Truthfully where we lived was really no place for a “MINI FARM”.  She was so angry and I  remember  her  saying,  “ It is either ME or the PIGS!”.  I was so worried my Mommy and Daddy were going to split up because my Daddy REALLY loved his animals.  Needless to say, it was not long before the “HOGS” were gone.
My first year of school I remember the school bus would stop about a quarter of a mile from my house and I would have to cross over the railroads tracks and walk a good ways to my Mother who was always waiting but one day was very different  from the others. I walked across in front of the bus, started walking toward the railroad tracks and as I was stepping over them I noticed a very large snake sunning itself and being the nature loving girl that I was I showed absolutely no fear and lifted my feet over the snake and kept walking. I never looked back. Suddenly I heard the bus driver scream  “ RUN LISA!” and I just did what she told me to do running as fast as my legs would allow me and then I heard a loud shot.  I believe God protected me that day by allowing a man armed with a gun to be behind this bus who took it upon himself to jump out and shoot a very large RATTLESNAKE and we kept the rattlers to prove it.
This was just a very few vivid memories I have of my childhood. I would love it if you would respond telling me some of your memories of growing up! One thing is for certain! Our lives are continually changing and I can see how God has moved in my life through it all protecting me and guiding me even from a little girl.

CONTENTMENT! We have to practice!

Do you ever find yourself daydreaming about what your life could be like? If we stopped and thought about it I believe we would be shocked to find that we spend much more time dwelling on what we don’t have, where we could be and where we might have been. We constantly are saying what if? Our lives are surrounded by those who are consumed with materialism, needing to find ways to make more, do more and accumulate more yet they are still discontented and unhappy. This is a very dangerous and dehabilitating habit that can not only rob us of our joy in life but it is a contagious disease. It doesn’t take very long to watch a group of teenagers to see how influenced they are from the TV ads or the actions of those around them. They have to wear the same brand clothes, beauty products, shoes and accessories. They strive to mimic the stars or their peers as closely as possible. They have learned this from a very young age. How important it is for us to realize that none of these things above bring happiness and contentment and allowing ourselves to get caught up in it’s web only produces more of the same as we mimic what we see. How many of us know someone else who is so caught up in the above that they have lost everything?

As parents, teachers and leaders it is so important to make sure we are leading by example. If instead of dwelling on things we dwelt on relationships think about how much happier and fulfilled we would all be. Happiness does not come from getting something we don’t have. It comes from recognizing and appreciating what we do have. If we spend all our time looking at what we do not have we have no time to appreciate or notice what is right in front of us.

“When we keep looking on the other side of the fence, we step on the flowers on our side.”

Good Morning!

Thank you God for the rain! My sprinkler system is shot so I was very happy when I heard the sound of heavy rain last night!

My mind this morning have drifted to thoughts about the business of life and how it has affected me physically, mentally and spiritually. I am in constant motion by nature and always have to be busy. I am  not sure if I got that from my Dad and his side of the family for they too always had to be working or just going about life being busy, busy, busy.  My Dad worked so hard he died of a massive heart attack at the age of 52.  He pastored a church, worked a full time job and ran a farm for many years and never seemed to get enough sleep nor have time just to "BE STILL".  I wonder if he is looking down from Heaven yelling at me....LISA! Stop and take time to smell the roses?

Do you remember the story of Mary and Martha? This Bible story is found in Luke 10: 38-42 and John 12:2). In this story, Jesus visits the home of Martha and Mary and started sharing important lessons with everyone there. Both sisters started by listening along with the men until Martha decided she needed to get busy in the kitchen. I am a Martha. Being still for me is usually a painful experience as I am a multi-tasker and would rather be serving you than sitting still listening when many times that is what my heart and soul needs to do. I think back on my life and now realize that most of my time was doing, doing , doing....playing the piano for choir, special music, weddings, revivals and funerals, singing, teaching classes, catering events, homeschooling my children, decorating and gardening, studying holistic health, spending countless hours studying and reading to learn computer skills, planning social functions and I could go on and on. Although I enjoyed immensely the above activities obviously I was not living a balanced life. I realize now that much of this was to keep me from facing demons from my past as that is how I tend to cope with things I do not want or cannot face.I throw myself into the business of life.  I wonder how many of you are like me and would rather stay busy and not think than to face the demons in your life? God has helped me through so much and by His grace and many years of learning I am starting to take time for myself, reflecting on the wonderful blessings He has given me and spending time thanking Him for all the lessons of my life for both the good and the bad have brought me to where I am today and in reality as we age we tend to start reflecting more on what is important don't we?

I am thankful that God loves Mary's and Martha's! After all He created us. He loves us all with an unconditional and everlasting love. It is up to us to STOP and BE STILL and allow Him to fill us with His peace, joy and contentment!

I love this verse: "Come unto me, all ye that labour and are heavy laden, and I will give you rest. Take my yoke upon you and learn from me; for I am meek and lowly in heart, and ye shall find rest unto your souls. For my yoke is easy, and my burden is light. "(Matthew 11:28-30 KJV)

Enjoy your Sunday!
